HOMELESS people living at a Llandudno bed and breakfast will be moved to new temporary accommodation, following a planning application being refused. 

The application to convert The Mayfair, on Deganwy Avenue, into a house-of-multiple occupation (HMO) was thrown out by councillors who feared it could contribute to the decline of the resort?s tourist industry.

The council had been using the B&B as temporary emergency accommodation during the pandemic, but its licence expired on July 5.

The application to grant temporary permission for a change of use was submitted by applicant Manhattan Rentals.

But the application was rejected by councillors after the council received dozens of letters from angry hoteliers complaining of anti-social behaviour, drug use, and regular police visits to the area.

Now Conwy County Council has said it is looking for new homes for the residents.

I passed the Dunoon Hotel the other day, what a great job they did redeveloping the Grand Ash, a credit to themselves and Llandudno, I wish their new venture every success.

TWO young chefs who learned their craft with the legendary Rick Stein in Cornwall are part of the team behind an exciting new restaurant about to open in Llandudno.

The Next Door Restaurant, https://nextdoorrestaurant.co.uk/ which opens for business this week on Gloddaeth Street, is the latest stage in the million-pound plus redevelopment of the former Grand Ash site by the owners of the adjoining four-star Dunoon Hotel.

Returning local talent Josh Hughes and Henry Freeman, who both trained under Stein at his famous fish restaurant in Padstow, have joined the Dunoon?s 2 AA Rosette, award-winning culinary team led by Rob Kennish to help get the new venture off the ground.

Llandudno hotel rated as one of the best in Europe on Tripadvisor is up for sale
Lawton & Lauriston Court Hotel is regularly featured at the top of the Tripadvisor lists

A North Wales hotel named the best in the UK and one of the top rated in Europe is up for sale. Lawton & Lauriston Court Hotel in Llandudno was named the top site in the UK in the 2020 Tripadvisor Travellers Choice Best of the Best awards.

That year saw it also named third in Europe and in 2021 it was second across the UK in the same awards. They are based on traveller ratings it was only The Hari in Knightsbridge, London that was above the family run hotel that year.

The North Parade hotel built up this fantastic reputation under husband and wife Scott and Hannah Lawton-Jones, together with Scott?s mum and dad Carol-Lynn and Ian Robbins. Now the site is on the market with Colliers.

They are inviting offers over 2m for the 35 bedroom site close to the entrance to Llandudno Pier.

Colliers said: "This is an award winning, family operated seafront Hotel. It has a fantastic trading position overlooking Llandudno Bay. There is a modern bar and lounge areas with recently opened restaurant."      ref DP

Roadside hotel next to natural wonder now in sad state - but hopefully not for long
The Swallow Falls Hotel sits on the A5 and opposite the churning waterfalls it is named after

It went up for sale in 2019 for 1.75m and was snapped up just before last Christmas. The new owner is the Inn Collection Group, which has since also bought the Bull in Beaumaris.

This week North Wales Live asked the operators what its plans and timescales for reopening were for the 19 -bedroom site, which also includes a hostel and small campsite.

The company said that "enabling works" are currently taking place. They said they hoped to appoint a contractor to carry out the restoration of the site soon.

A Llandudno seafront hotel that went up for sale earlier this year has been given a major price cut in a bid to secure a buyer. The Trevone Hotel forms part of the iconic terrace of hotels overlooking Llandudno Bay on the front.

It went up for sale back in April with a guide price of ?995,000 but this figure has now been reduced to ?895,000. The agent, Christie and Co., says the 24 bed hotel is "ideal for a lifestyle buyer" with scope to increase the bar and food operation at the site.

Historic Llandudno promenade hotel sold to rapidly expanding hospitality group
The Inn Collection Group (ICG) has added its third site in North Wales with the acquisition of the St Kilda Hotel

An historic hotel on Llandudno's promenade has been sold. The Inn Collection Group (ICG) has added a third site in Wales to its growing estate with the acquisition of the St Kilda Hotel.

The hotel dates back to 1854 and has been under family ownership for the past 21 years. Now the Newcastle-based operator has added the 60-room establishment as it continues its expansion beyond its north of England heartlands.

Plans in for closed hotel that is a 'blight' on one of the Seven Wonders of Snowdonia
The submitted scheme for the Swallow Falls Hotel includes a revamp and campervan places in the car park

Now they have put in their proposal with Eryri National Park authority to restore and reopen the hotel, with plans to create close to 40 new jobs. They also want formal permission to create places for six campervans on the existing car park.

A Llandudno hotel that went into liquidation three years ago could have a four star future. The Ambassador Hotel site dates back 150 years.

It was previously made up of five separate hotels before they were merged together in the 1980s and had been run by David Williams and Nigel Williams. But Insolvency and restructuring specialist Grant Thornton were appointed as liquidator for the Ambassador Hotel in October 2019.

The site was subsequently sold out of liquidation to Llandudno landowner Mostyn Estates. They have undertaken work to ensure the 57 bedroom hotel is protected from the elements but it has remained closed.

Now the estate says it has plans to create a three or four star destination hotel.
Mostyn Estates chief executive Edward Hiller said: "We feel that the town needs more high quality hospitality space, it has some and could handle more. It gives people pride of working in those establishments as well as the ability to provide facilities for customers who are more discerning."

He added: "I see an opportunity to develop a three to four star hotel, other groups have similar ambitions (at other sites) which will regenerate the quality of the town's offer. Having that quality is vital at all times."

They are open to options on how it is developed, with the possibility of developing out with an operator then coming in to run the site

There are no exact timescales on the plans.

Two Llandudno hotels which rose from the ashes of a damaging administration have now been awarded a top rating from Visit Wales. Northern Powehouse Development (NPD) saw its hotels in Llandudno and the Conwy Valley go into the hands of administrators Duff & Phelps in the summer of 2019.

After lying empty for two years the Belmont reopened in the spring - closely followed by Llandudno Bay. Both sites had revamps prior to opening and have proved a hit with holidaymakers.

Now the sites have been awarded 4 Visit Wales stars as they complete their rise from the lows of administration. The group has also now bought Queens Hotel and intends to open this in 2025 after a significant refurbishment.

Glamping park near Llandudno to add more luxury pods to meet demand for posh camping
Tan Y Bryn Glamping, in Bryn Pydew, will spend again to expand its glamping pods offer

The aim was to increase tourism visits and raise the bar for standards. These proved a major success and their rave reviews helped them win the Go North Wales ?Best Newcomer? award for 2022.

Now the park wants to add more. They plan to bring another three luxury glamping pods, each with their own hot tub.

Conwy County Borough Council are reviewing their county wide planning strategy, and part of this review includes their policies around Houses of Multiple Occupation and Llandudno's Holiday Accommodation Zone.

Houses of Multiple Occupation are usually flats with shared bathrooms and kitchens similar to much privately rented student accommodation. At the moment the council restricts the development of new HMOs in an effort to drive up the standard of privately rented accommodation and resists the conversion of hotels and guesthouses in parts of Llandudno into flats to ensure that the town retains a thriving hospitality trade.

We were very surprised to find out that the council's leadership plan to relax their planning rules, allowing more properties in Llandudno to be converted into HMOs. This potentially includes hotels and guesthouses, which risks a knock-on effect on the jobs and businesses supported by the local hospitality trade.

The council leadership's plans at a recent council meeting, and were delighted when the committee agreed not to support these new plans.

A hotel in Llandudno is back on the market for a reduced price. Space Boutique is an 11 bedroom hotel that has been run as a B&B in recent years after the closure of its Jaya restaurant.

It has rave reviews on TripAdvisor after being transformed by Sunita and Bobby Katoch. They bought the site in 2007.

The site was previously on the market with Christie and Co for ?775,000. It is now with Fleurets for ?700,000.

Conwy Council bedsit ban to be lifted in bid to solve 'homelessness crisis'
The rules around flats of 'multiple occupancy' will be eased as cabinet member accepted there was 'nervousness' around their impact on seaside towns

The council ban was initially introduced to regenerate seaside towns such as Colwyn Bay  &shake&  after years of socio-economic problems linked to absent landlords, squalid conditions and crime. But cabinet member for housing Cllr Emily Owen proposed a lifting of the ban as a solution to its housing crisis, presenting a 100-page report by independent consultants ata meeting in Bodlondeb this week.

"I really do appreciate the previous desire to have as few HMOs as possible. I would like to acknowledge the wider changing circumstances relating to planning legislation, the increase in unaffordable housing, and the role HMOs have as part of a balanced housing solution. As with everything, things change all the time, and we need to be brave enough to adapt.

"I appreciate there is a lot of nervousness regarding HMOs as they have proven to be difficult to manage in the past, but as with everything, times change, and the need for that lower market rent in Conwy is huge. We have a very large number of people in affordable housing need. HMOs would help meet this need in some circumstances."

The same report was rejected by the economy and place scrutiny committee before Christmas. Cllr Owen said she understood the concerns of having "streets full" of HMOs but said rules introduced as part of the plans would prevent such an over-concentration.

As part of the plans, limits will be put on how close HMOs can be in terms of their radius from one another. Two HMOs also won?t be allowed to ?sandwich? another residential property.

Cllr Owen said the policy change would instead give Conwy more control, rather than losing appeals made by developers to the planning inspectorate. Cllr Owen added, ?It is absolutely not reverting back to how things were.?

She said all large HMOs would need to have a management plan, including an upper limit of residents.
