A small hotel that is loved by Tripadvisor reviewers has come on the market. The Kendrick is situated on the famous Llandudno promenade.

While it only has nine bedrooms it punches above its weight when it comes to reviews. It boasts a five out of five overall guest rating on Tripadvisor, the review site where visitors are not known for pulling their punches if they don't like a place.

In fact out of 659 reviews, 646 rate it as excellent or very good, with a huge majority in the first category. So with it now on the market it offers a great opportunity for someone.

The site on Craig-y-Don Parade is up for sale with Bryan Davies and Associates. It has a price tag of ?495,000.

Every room is en-suite and there is a dining room with 21 covers. There is also self contained owners accommodation.

This comes at a time when the resort is bouncing back strongly from the pandemic. Just last month it was named the second-best seaside resort in the UK after a public survey conducted by Which?.      refDP

Hospitality venues are being forced to turn people away due to a recruitment crisis that is costing businesses and the UK economy billions of pounds. There are currently a record 1,295,000 job vacancies in the UK and while that is good for people seeking work or alternative jobs it is a nightmare for companies looking to recruit.

Hospitality is one of the sectors desperate for more staff, especially as businesses gear up for the busy summer season. One operator spoke about talking to other business owners about "how disheartening it is to be turning away customers".

UKHospitality estimates that shortages are suppressing economic activity in hospitality alone by ?22bn - with the pandemic hangover and Brexit adding to an existing problem of finding skilled - and even unskilled - staff. This has led to businesses reducing menus as well as service and opening hours, and in some cases closing on certain days.

A 'prominent' hotel on Llandudno's famous seafront has been put up for sale. The Manor Hotel on Craig Y Don Parade is on the market with commercial agent Fleurets.

It was bought by the current owner in 2016 and from 2018 leased out to a tenant. Its reviews on Tripadvisor are mixed - with 126 guests rating it as excellent and 68 as terrible. Tripadvisor rank it at 48 out of 53 Llandudno hotels.

Fleurets believe it has great potential for any new owner. The 22 bedroom site is priced at ?650,000.

Albany House on Craig Y Don Parade has rave reviews on Tripadvisor and can now be snapped up

The guest house has near perfect scores on Tripadvisor. Out of 70 reviews, 72 rank it as excellent and seven as very good.

The top scores mean the Craig Y Don Parade site would come with many return customers although the pressure will be on to maintain the high standards. The site has a price tag of ?460,000. It has eight bedrooms with en-suite facilities as well as parking at the rear.

Estate agent Bryan Davies said: "This is a very nicely presented and updated seafront guest house with panoramic views over the promenade, Great and Little Ormes and within easy reach of the local shops."

One of Llandudno's longest running guest houses has gone up for sale
The Del Mar is described as a "classic Victorian" bed and breakfast in the heart of the town

The 11 bedroom site has now gone up for sale with Fleurets. It has a guide price of ?450,000.

The current owners bought it just over two years ago and despite the pandemic have managed to run a "profitable" business from the site. Fleurets said there is the potential to boost trade further by opening all year and offering evening meals.

Llandudno Travelodge has gone up for sale with multi-million pound price tag
The property owner has placed the site on the market with commercial agent Savills, it has a price tag of ?4.5m.

Travelodge is signed up to lease the hotel until 2040 - paying ?352,125 in rent a year. This works out at ?4,294 per room.

Olnato Ltd pay an extra ?86,625 a year to rent the retail and restaurant space. But the property is held on a long leasehold and subject to a ground rent of ?111,857.

Savills said: "The property comprises a Travelodge hotel, with one ground floor retail unit, and one ground floor restaurant unit. The hotel benefits from 82 bedrooms, which are finished to the standard Travelodge fit-out.

Angry hoteliers are urging councillors to throw out a bid to convert a former bed and breakfast into a bedsit, which they claim has been plagued by "anti-social behaviour" and the "smoking of illegal substances". An application to convert The Mayfair at 11 Deganwy Avenue in Llandudno into a house-of-multiple occupation (HMO) will be considered by Conwy?s planning committee tomorrow.

The application has been submitted by applicant Manhattan Rentals and is recommended for approval. Last month the council came under fire for continuing to place homeless people at The Mayfair, as its temporary permission to operate as an HMO ended on July 5.

Update on above.......

Councillors threw out a planning application to convert a former bed and breakfast in Llandudno into a council-run bedsit for homeless people. The application to convert The Mayfair at 11 Deganwy Avenue into a house-of-multiple occupation (HMO) was rejected after councillors feared it could lead impact the resort's tourist industry.

Conwy County Council received dozens of letters from hoteliers complaining about anti-social behaviour, drug use, and police activity at the site. Last month the council came under fire for continuing to place homeless people at The Mayfair, as its temporary permission to operate as an HMO ended on July 5.

It seems amazing that the proposal was supported by planning officers in the first place given the strong presumption against such developments in the Local Plan.  Just as concerning is the comment by the Council's own Public Protection department that the current use may not comply with HMO requirements due to issues of room size and kitchen size etc.

From the Committee report it appears that the Council have leased the property! Oh dear.

A seaside town's popularity as a "thriving" resort will be put under threat if its stock of holiday property is converted into bedsits. That was the warning issued by a tourism chief at a Council Council planning committee meeting this week.

Llandudno Hospitality Association chairman Berin Jones fears the holiday hotspot will "decline" like Colwyn Bay and Rhyl if too much tourist accommodation is converted into HMO (house-of-multiple occupation).

First look inside Llandudno's new ?10m Premier Inn hotel
The hotel has been built on the site of the former Tudno Castle

The total number of rooms in the Llandudno site from 63 to 90. There is also an in-house Thyme restaurant while previous plans for Pizza Express were dropped in 2019.

The development has now been completed the hotel opened this week with 35 roles created.
