I'm really not understanding this article written by Mathew Chandler for North Wales Pioneer he really needs to get his facts correct when stating "The Council's Committee decided to refuse the application".

This application hasn't gone through any Planning Committee meeting or been refused by that Committee.

The application has been lodged with The Planning Department & most probably not come up to scratch with lack of a noise assessment, biodiversity enhancement & green infrastructure statement when Betsi Cadwaladr put the application in. CCBC planning Officers give pre application advice & should have made that clear, so why this has happen seems ridiculous & a disgrace.

Welsh Government have agreed funding of up to £29.4 million for the New Orthopedic Hub & refurbishment of Aberconwy Ward & 19 additional beds & this application for the Energy Centre & Generator Compound is vital for this to proceed.

Conwy residents in the meantime are experiencing pain & distress while waiting for this much needed treatment. Lets hope CCBC Planning Department & Betsi Cadwaladr can get their act together so this development can move forward for the benefit of Conwy residents.

Well said, Meleri, lets hope this important matter does not get caught up in unnecessary red tape, this hospital needs to be modernised
and used by the community.

You would have thought that something as important as this would have been checked very carefully before it was submitted to CCBC
I'm afraid that Llandudno Hospital has not been treated in the past with the priority that it deserves.     In fact many years ago they had even considered closing the hospital down.     Thank goodness that never happened

A landmark building in Penmaenmawr could be converted into 20 affordable homes if planning permission is agreed. Applicants Mode Ltd and North Wales Housing have applied to Conwy County Council’s planning department, seeking permission to convert the Brookes Tarpaulins building on Bangor Road.

If the plans get the go ahead, the building will be converted to house 20 affordable homes. The site will also be extended and will include parking and landscaping.

THE CONSTRUCTION of a glamping site in Llandudno has been given a final green light, months after plans were initially approved.

An application was made to Conwy County Council’s planning department in February for glamping changes to the Bodafon Hall site on Bodafon Road, Craigside.

The proposal, by applicant Ms A. Carri, sought partly retrospective planning permission for a wooden glamping pod, a yurt, wood-fired hot tub, decking area, and a toilet.

Both applications were backed by the council's planning committee, but have now been given a final go-ahead.

A major apartments development could be built in a seaside town. Plans have been put forward to develop land currently occupied by Robertson Geologging.

This would see existing buildings on Station Road demolished. In their place a 19 flat block would be built.

In a planning statement, director Jamie Bradshaw said: "This proposal would utilise a brownfield that is well located within Deganwy to provide a high-quality apartment scheme that would be suited to its setting and context within its locality.

NHS withdraws planning application for drug centre - but only temporarily
Betsi Cadwaladr University Health Board will resubmit the plans

Betsi Cadwaladr University Health Board has withdrawn plans for a drug and alcohol centre in Llandudno – but will resubmit the application. Llandudno residents wrote to Conwy County Council’s planning department last month, objecting to the plans for Roslin on Nant y Gamar Road in Craig y Don, a former midwifery services building.

“We remain fully committed to delivering this much-needed refurbishment, which will enable us to provide a safe, welcoming, and recovery-focused environment for individuals who are actively working to address their substance misuse and improve their lives. Historically, this building hosted both mental health and substance misuse services, before being temporarily repurposed during the Covid-19 pandemic to support midwifery services.

Grand home on sought after North Wales street could be demolished to build mini housing estate

A proposal to demolish a grand home to build a small housing estate has been put forward on a sought-after street in North Wales. The plan is for a property known as Blentarn on Cadnant Park in the historic town of Conwy.

Under the scheme the property - on the edge of Eryri National Park - would be knocked down. There would be small estate of 13 homes built in its place - ranging from two bedroom to five bedroom properties.

It's quite true, the developers are only interested in making money and no thought is given to the community.    The houses are built on as small a plot as possible, often over three storeys and so close together they may as well be terraced house.      I visited one extreme example of over development in Llandudno and yet the Planning Committee went ahead and passed the planning application.

I stopped and had a look at the five houses facing Nant Y Gamar Road in Llandudno.    They are the first part of a small estate getting built on Bodafon Farm land and I must admit that they are very attractive houses and I was quite impressed by them initially.
I wondered why such attractive houses didn't have a direct access to Nant Y Gamar Road until I realised that it was an over ..development.     Instead, . access to the five properties is by a shared narrow block paved drive and the front gardens are no bigger than a postage stamp.   I can see privacy issues and parking issues happening very quickly and in the long run there may be problems with that shared drive.  At a cost of about £600K for a three bedroom house it's quite expensive in the circumstances

I had a look at the properties again and was surprised that the planning application was passed by the CCBC Planning Committee.    If the builder had built four houses with the frontage on to Nant Y Gamar Road they would have been ideal.      Instead they have crammed an extra house in and altered the access and as a result I can see numerous problems arising for the home owners in the future
From the photos it looks like there is plenty of spaces between the properties but that is only because the driveway is at the side of the house, the actual distance between the houses is two feet.      The first two houses each have a drive but do not have a dividing wall or fence as the space is too limited
Under the current planning regulations any shared drive over 25 metres has to have a turning circle but this shared drive does not have one so any vehicles visiting there have to reverse out on to the main road in the new estate

Did you have a drive along Bodafon lane Hugo? When you take a view from there you get to see the full extent of how crammed in all these properties are.

I didn't  go down Bodafon Road Dave, seeing the properties from Nant Y Gamar Road was enough for me.      I've seen a few developments where the properties were close to each other but nothing on the scale of Park Bodafon.       These expensive freehold properties were two feet apart with no front garden the privacy and parking issues are already there before anyone even moves in.
The planning authorities do not like tandem or shared drives but in any event if a shared drive is over 25 metres long it must have a turning circle and be wide enough for two vehicles to pass each other.
The reason for this is because of highway safety, vehicles entering the drive must be able to turn and drive out of the drive rather than reverse out of it.   This is part of planning regulations so how come the  developer can get away with breaking planning laws?
Another odd thig I noticed was that behind the first house there are three marked parking bays, that's something else I've not seen on an estate before

As far as I am aware Mostyn Estates has not submitted another planning application to build houses on Bodafon Farm land.    It's not a question of if they will submit another planning application but when will they do it.        It seems that they are trying to make Bodafon Farm not viable for farming
Last night I was reading a walk that the Deganwy History Group did around the Bodafon area and the extract I've shown below says it all
" In 1894, Mostyn Estates drew up plans to build on what are now known as Bodafon Fields – they have not (yet) come to fruition but the water pipes have been laid ready underneath for over a century! "
