Just a thread for me to point out interesting properties for sale in the North Wales area. Please feel free to add your own in if you spot any.

First up is the former Ball & Boyd Auctions Rooms in Back Madoc Street, Llandudno. It's been empty for quite a few years now and the selling price has been steadily reduced to the current £290,000. It now has Planning Permission to be an indoor Market Hall.

It might be a shorter list if we were to list the properties in Llandudno which are NOT for sale. 


The Parade Pub on Church Walks always strikes me as a potential goldmine of a property.

Given that The Queen Vic is thriving so well, a new and innovative restaurant or themed bar should rake it in.

Latest property of interest is the Old Police Station in Caernarfon. A lovely big stone built building in a great location next to the Castle - and yours for just....£149k.

A Grade I listed former police Station situated within the castle walls in the town centre of Caernarfon. The spacious premises briefly comprise: Entrance Foyer, 3 Offices and 4 Former Cells, Inner Hall with Wc Off. To the first floor there are 4 Offices and 2 further Cells. There is a Lobby, Canteen, 3 Offices and an Ante Room.

Indeed, and cheap as chips at that price. However, the Grade I Listing would be a pain to deal with - but Planners should realise that future opportunities for the property to remain as a police station are somewhat limited and relent slightly!

Next door to the above building is the former County Court, a very imposing building and also for sale. No price mentioned but I'm guessing around £200k:

Its only leasehold... its not worth it.

Property has to fall another 50 to 60% to be viable, when you look at the earnings 'stagnation' and the lack of available borrowing.

The good times are well and truly over.

Alot are owned and maintained round here by Mostyns. Only thing is they don't practice what they preach on their terms of lease. Mostyn flats that I can see from my front window haven't had the rendering painted in the last 13 years---"Exterior areas of the property must be painted every 4 years to a colour scheme approved by Mostyn Estates".

The Economist is saying that house prices in the UK are still overvalued by 27%.  In the USA, houses are now undervalued by 11%, following a 33% fall since 2006.  These figures are calculated against a long term average of price to rents ratio.

The Balmoral Apartments have just been released for sale, with a 3 bedroom apartment for £150k. It's the old Balmoral Holiday Flats building at the corner of Trinity Square. They had a load of Chinese workmen in to carry out all the building work.

Yep. I only ever saw Chinese men working on the property, didn't look as if they spoke English to me. Probably a very cheap way of getting the job done.

I don't think the price is that low, to be honest. Lack of car parking is a big problem on that road and, judging purely by the photo, the house itself looks to be in need of renovation.

Michael Owen lives at Hawarden, I think, although I have heard his name mentioned. It's been unoccupied for many years and the owners have been a succession of hopeful investors hoping to make a killing on it. The obvious use would be for a country house hotel with golf course but the drawback is that it doesn't have much land with it.

I visited Kinmel Hall once years ago, it is huge and rambling and the grounds are extensive and stunning, but the upkeep must be an absolute nightmare. There must be rooms in there that no-one has been in for years.

I always think it's a bit sad when you see an old chapel for sale, with the congregation obviously having dwindled to the point where it is no longer economic to carry on.

I've heard that Carol, (the Landlady and owner of the Queen Victoria pub in Church Walks) was the successful buyer of The Elms hotel.

If thats the case, then it makes sense because she was the owner of the Hen-Dy hotel on North Parade for many years.
She runs a very good business at The Vic these days.

On another level, it doesn't make sense, as she retired from he hotel trade a few year ago, and was tempted out of retirement to re-invigorate The Vic.

There's a house in Clapham, south London which has a Ferrari owner.  He drives on to the tarmac, presses a button and the car disappears down into the depths on a hidden lift.  When he wants to go out presses a button, up it comes, the turn table moves and the car is now pointing outwards to the road!  Needless to say he's a City boy.  I gaped in amazement the first time I saw him do it.  Unless you see it, you wouldn't know it's there, just a suburban garden.

Yes that's right Carol the owner of the Queen Vic is a Tennant and therefore rents the queen Vic of some brewery. she has reputedly bought the elms as a bankrupt business for just 250k a bargain worth coming out of retirement for . and the perfect opportunity to possibly double your money less a few expenses 250 =500 less 80 leaves a profit of 420 less 250 = 170 nice to retire on.

Sort of property related...Colin Flannigan of St David's Commercial Estate Agents ran a little competition on Twitter yesterday as part of the Olympic Torch excitement, he offered to donate £50 to Hope House/Ty Gobaith Childrens Hospice if anyone could guess the number of properties on the St Davids books that the Torchbearer would pass as they ran through central Colwyn Bay.

I (naturally enough) tried to fiddle it slightly by looking at his website, but in the end, settled for a guess of 8. Oddly enough, it turned out to be the correct answer and Colin will be sending the cheque for £50 to Sarah Kearsley-Wooller this morning.

Whilst in Beaumaris today, I took a look at this property, its the derelict old Aquarium, situated on the banks of the Menai Straits with spectacular views across to Snowdonia (and Llandudno the other way). Bryan Davies & Associates sold it at auction in the Imperial Hotel a couple of years ago along with the house behind it in Mostyn Avenue.

I only know because I went along.

I notice it has now got planning consent to convert it into a private residence.

I am surprised to see it described on Rightmove as a two bedroom terraced house.  :o

I viewed that property before it went to Auction, the attached house was in a shocking state but the Chapel was fairly sound. It looks a touch overpriced to me, I would suggest £80k as a fair guide price.

I see that the Cotton Traders building in Mostyn St recently sold at Auction for just £365,000, lower than the Guide Price of£380,000 - £400,000, even though Cotton Traders are paying £50k per annum rent. Interesting how commercial property prices along Mostyn St seem to have fallen quite sharply in recent years.

I tought it belonged to Victor Wilde who lived there in the 60's

"A very kind and generous man"  are the words on his gravestone.  He was a philanthropist and gave many plots of land to the Colwyn Borough Council and was given the Freedom of the Borough in 1966 at the same time as Sidney Colwyn Foulkes.

Interesting to see the Sale info on this house, Iv always admired it and wondered what it was like inside, I guess i will never no after seeing the price tag. Still the gardens are lovely so much potential and history. I often wondered if the basement ever got flooded it must be below sealevel. I remember renting a house for a short time whilst waiting to move into ours on Penrhryn Ave and the old coal store in the side of the house had a further hole down under the house and a certain high tides was full of water   :o

When we had a walk along the front in Llanfairfechan  we passed some nice art deco style properties with immaculate gardens.   One in particular was our favourite and it had a nice conversion at the rear of the property.
A lovely location on a nice day like today but I bet it's quite exposed there in the Winter

You are right Jack and it's also a listed building.  I drove down West Shore Llanfairfechan which is where that little cottage with the balcony and eyebrow window is and it's a lovely building.
The front garden was truly immaculate and it must take a lot of care and maintenance to keep it looking so perfect.
After that we had a drive around "The Close"  which was designed by the builder that Jack mentioned.    Everything in the street is listed, even the post box stuck in the stone pillar and I would recommend it for a visit some time, if anyone hasn't already seen the street.
I didn't take any photos of The Close this time though.

The focus these days is on squeezing more and more houses onto every plot of land. It's not just Developers trying to do it, the Govt is actively encouraging them.

Looking at the publicity picture there are 8 residences and the car park is 8 cars wide.  I have to admit I didn't think there was enough space so stopped this afternoon to take pics.

There doesn't seem to be 8 residences in a row, although there is a gap where one could be built.  The large "garage" on the right hand side of the publicity pic is currently a portacabin.

The "car park" has a JCB parked on it sideways and would not be more than three car widths.

I wonder if the sloping roofs are for solar panels - if so, surely facing north-east is not the most efficient.

Perhaps an amount of artistic licence has been used for the publicity shot!

Looking at the publicity pic a bit closer, and another quick look when I passed today, I think they will get all the buildings into the space - assuming the big gap will be the site of one of them.

There seems to be no garages apart from the separate building which appears to be a double garage.  I can make it 14 car spaces in the pic but suspect it's going to be a bit tighter in reality.  I would have thought that the people living there would likely be 2-car families so there would be no space for friends or visitors!

Just basing that on the short cul-de-sac that I live in which has 16 houses, and over 30 vehicles between us - that's before any visitors!

Anyway, I am unlikely of being in the situation of buying one of those houses.

I think you're right. Anyone who can afford the £700k price tag will almost certainly have more than one car. Then we can assume at least one tradesman per day, possibly grocery deliveries, postman, inevitable maintenance of utilities - water, power and the ubiquitous BT Openreach, meter readers, refuse lorries, recycling vehicles and that's before visitors, family, nurses, doctors...

Going to be a tight squeeze and not what you'd expect for that amount of money.

This is a view of the site taken from the bird reserve in Llandudno Junction a few months ago.    Looking at it you wonder how they could fit 8 houses into that.

If you look at one of the pics I took where there is a gap between buildings you can see that there is quite a bit of land between the buildings and the railway - looks as though there is a pond there.

Makes me wonder if the publicity drawing assumes that the houses would be nearer the railway/river - so could that have been a boundary issue, or even difficulty in laying foundations?

Anyway, be interesting to see when it's all finished!

The other day I was watching a recorded TV programme called "Homes by the sea"   Episode 3  Anglesey and it was really interesting to watch.
It included houses such as Point Lynas Lighthouse and another by the Menai Suspension Bridge. 
I've seen most of them on walks I had done on Anglesey so it was nice to see inside them too.      The one in the photo was very good and interesting to see.

I think that is n old sign, that's the piece that was in contention ' and was resolved by help with access road down.The old Conwy Vale site is the next one if Waldron gets what he's asking the owner will develop ore it's up for sale cir £1,000000

This property was on the Welsh news last night.  It is believed to be the oldest house in Menai Bridge and has now come up for sale.
It is expected to sell for between £10,000K  and £15,000K   the TV showed the inside of the building and it is small, very small indeed

If anyone has walked all around the beautiful Crafnant Lake then they will have noticed the derelict Chapel by the telephone box.

This week in the NWWN the property has come up for tender with the estate agent Iwan Williams of Llanrwst.   Tenders are to be submitted by November 17th 2017

It needs a bit more than TLC

That old Chapel was derelict when I was a kid, walking around Crafnant. Even in its current state, I suspect it will sell for something approaching £100k, given the superb location.

Back in the 90s a friend, restored a similar property on Llyn Geirionydd,  the end result was fantastic, however you are dealing with Snowdonia park rules, and they are strict, I remember him bringing in a retired stone mason to supervise the work, who just stood there and told them which stone and where he wanted it, and as they say * you cannot see the join*

We were lucky that the trees around both our houses, had areas of broad leaf trees, that hid the effects of the harvest, but as your photo shows, it is more noticable looking at it from the car park,  the upside was that for a few pounds you could obtain a licence to collect wood for the log burners.

A few weeks ago I saw a Robson Green TV programme about Anglesey and yesterday when I went for a walk on the island I was able to see two of the properties featured on the programme.
The first was in Moelfre which was an old cottage that had had an ultra modern extension built on to it.    The location was on the edge of a small cliff with stunning sea views.
The second property was on Ynys Y Gorad Goch, the island that is in the Menai Straits and between the two bridges.   Unfortunately the Winter weather was closing in and the cottages didn't look so inviting in those conditions

We went on a boat trip yesterday from Beaumaris along the Straits to Menai Bridge and then continued under the two bridges and then returned back to Beaumaris.
On the outward journey Jason the boat skipper took us near the Anglesey shoreline and we were able to have a good look at the properties along the shoreline that you are unable to see properly from the road   There were some incredible houses and he was able to tell us who lived in them and the history of each one.
Glyn Garth Court was a controversial block of flats built in the 1960's and film stars like Roger Moore and Richard Burton lived in them at one time.    From the road they look just like a large block of council flats but from the Straits they seemed more attractive and the views from them are fantastic.
Just before you come to Menai Bridge you come to a house called Ynys Y Big and it has it's own private harbour and a small island also of the same name.  The lady who lived there apparently liked Herons and made the island attractive for them and sure enough when we went past we could see lots of Herons and White Egrets in the trees all around the island

After Menai Bridge we went under the suspension bridge and went near Ynys Gored Goch, the island between the two bridges.   On the island are two cottages and the currents are treacherous there, the present owner obviously likes the location and has done a lot of work on the properties as you could see on a TV programme last year

They all look nice and I'd be quite happy with any of those properties, all I need now are my lottery numbers to come up tonight.
I've added a link to Ynys Y Big and you'll see in the first part of the clip dozens of birds flying from the island.  I've never ever seen so many Herons and White Egrets in one spot like we did on Wednesday.
The private island is accessible from the house at low water but years ago they had a wooden bridge going across to it but that has gone and I would expect that a lot of money will need to be spent on it to rebuild it.
I've also added an old clip of the lady owner and if you flick the photos you can see the bridge in its former glory

Thanks for posting that photo Steve.     It must have been so impressive in its heyday but now all remains of the bridge are just a few upright bits of timber
I remember seeing it years ago too so it's a shame that it has been so neglected

Hugo did you know that your Great Grandfather & my Great, Great Grandfather Joseph & my Great Grandfather Hugh came down from Penmachno to live in Bryn Corach Cottage in the early 1890's to work on the Bryn Corach stonework ?
