A CONTROVERSIAL application to build 49 new homes on a Llandudno greenspace is to be discussed again at a council planning meeting, a month after the plans were rejected.

At a meeting on March 9, Conwy County Borough Council’s Planning Committee turned down Anwyl Homes’ proposal for 49 new homes, 17 of which would have been affordable, at the corner of Bodafon Road and Nant-y-Gamar Road, Craig-y-Don.

Prior to the meeting, the committee was minded to refuse the application, unless the applicant provided further evidence to demonstrate that the proposed development would not cause significant harm to the standards of education service and environment at Ysgol y Gogarth and Llys Gogarth, to the satisfaction of the Development and Building Control Manager, within eight weeks.

The meeting’s agenda states that the council is now minded to grant the application conditional planning permission, subject to further consideration of the latest amended plans and additional information regarding noise impact.

If the noise impact and planning obligations have not been addressed to the satisfaction of the Development and Building Control Manager, though, the council is minded to refuse it.

PLANS for a development to build 49 homes on a Llandudno greenspace have been given conditional approval a month after they were initially turned down.

Anwyl Homes’ proposal is for these homes, 17 of which would be affordable, to be build at the corner of Bodafon Road and Nant-y-Gamar Road, Craig-y-Don.

Prior to today’s meeting, the committee was minded to grant the application conditional planning permission.

At a meeting today (April 20), members of the Conwy County Borough Council planning committee voted 5-2 in favour of the recommendation, with two abstentions.

This came after Anwyl provided further evidence in relation to the impact on standards of education service and environment currently enjoyed by the school, after the committee had voted 6-5 in favour of the application being rejected on March 9.

This was subject to further consideration of the latest amended plans and additional information regarding noise impact, and to meeting other planning obligations to the satisfaction of the Development and Building Control Manager within eight weeks.

Anwyl Homes submitted additional information to address this issue, including:

• A Boundary Treatment Plan.

• A response to the Equality Impact Assessment - Sections plan.

• A Noise Assessment Addendum.

Previously, calls to reject the application centred on the potential dangers to wildlife and land at Bodafon Fields, the impact it will have on congestion on the roads, and the effect it will have on Ysgol Y Gogarth.

Clogau jewellery store set to replace Conwy pharmacy as sites merge

A planning application has now been submitted to Conwy County Council's planning department to replace the chemist's existing timber shopfront on the High Street in preparation for a new Clogau jewellery store. Bodelwyddan-based Clogau Gold is set to start work pending planning permission, following the shop being vacated this month.

A spokeswoman for Rowlands said the two pharmacies would be amalgamated. “In order to best serve the local community, the two Rowlands branches in Conwy have relocated and come together on a new site on Castle Street,” she said.

“The new, larger branch is well placed to support the community and continues to offer the same breadth of services for Conwy residents.”

A company has been told it doesn't have planning permission for seven caravans on its park. Wyldecrest allowed the residential mobile homes to be sited at Bryn Gynog Park in Conwy.

But Conwy Council said they didn't have planning permission and issued an enforcement notice in January 2021. The company Wyldecrest Parks (Management) Ltd appealed to a Welsh Government planning inspector, who has now rejected its appeal and says planning permission should be refused.

The inspector Richard E Jenkins had heard the two-day appeal about the use of the land at Bryn Gynog Park off Hendre Road in Conwy in December, and gave his decision this month. The company had claimed that the land where the seven caravans were placed had been used for "amenity and recreational purposes" for the adjacent caravan park for 10 years. The number of caravans at Bryn Gynog is not restricted.

The company had claimed it was "too late" for the council to take enforcement action, but the inspector disagreed. He said there was little evidence the park owners used the land for parking, storage or recreational use apart from a "single photograph of a picnic bench".

Whatever happens as a result of the letter to the First Minister, the action of the CCBC and the Llandudno Councillors in particular is nothing short of a disgrace.
For the CCBC to say " no rules were broken"  is not an acceptable excuse.   All the elected Councillors have a moral obligation to represent their constituents and vote on issues even if the issues are controversial

Hugo the fact is the Councillor who proposed that the Planning Committee go with the Officers recommendation to back the development, was from Kinmel Ward & the Seconder was a Councillor from the Cerrigydrudion area. The only Councillor from the area of the development Abstained. The Councillor from Kinmel had the audacity to say people who opposed the application were using the children who attended Ysgol Gogarth as a leverage to try to stop the application, which was an absolutely disgraceful thing to say. The turn out of Councillors for such an important meeting was abysmal & I was pleased to see 5 of the 9 Councillors who attended the meeting have lost their seats on the Council. Lets hope a new broom sweeps clean & the New Committee will have more guts to challenge the Officers, who seems to have more power than the Committee.
On another note the Councillor for Craig y Don Cllr Frank Bradfield battled tirelessly to stop this development going ahead & is not a Planning Committee member, but did speak against it at the meeting.
Due to all the controversy of this planning application it has now been Called-In to the the Welsh Ministers at Cardiff, lets hope that common sense prevails & the health & wellbeing of the children attending Ysgol Gogarth & the residential facility Llys Gogarth will be put before profits. Anwyl Construction who should hang their heads in shame proposing to build on this site & the noise impact it will bring for months if not years. This is a cherry picked prime site that will command higher prices, when other less lucrative sites lay dormant which could bring much needed cheaper affordable housing for local people.

Meleri, that was a very interesting and informative reply and puts a lot of what has been said previously into perspective.     Why do people elect to go on planning committees but when it comes to the crunch then they abstain from voting.   It just doesn't make ant sense whatsoever.
Llandudno needs a voice on these planning matters that have been imposed  on them and the Llandudno Councillors have a moral obligation to speak up when the decision has an impact on the town.
Llandudno needs Councillors like Frank Bradfield not the previous lot of nodding Donkeys.
As for Anwyl Construction and Mostyn Estates my views on them are well known and we haven't heard the last of their devious schemes

The Committee was "light" by 5 places because Political Groups had not appointed all their full allocation. Vacancies were:  Allied Independents - 1; Tories - 2; Conwy First Independents - 1 and Plaid Cymru - 1.

The damage would have been done when the site was allocated in the Development Plan.

The Committee was also "light" by 5 members who sent their apologies they would not be attending the meeting, making this meeting down by 10 member, that is over half the Committee. Why Planning Committee members are selected by what political party they are in is nonsense, if they are making decisions regarding planning in Conwy County, politics shouldn't come into it  &shake&

Quite right Meleri.  Trouble is that WG laws stipulate that all Committees have to be politically balanced, same applies to Licensing as well as Planning.  If the Planning Committee - even with a full complement - had refused the application against advice, they themselves would have had to draft their reasons and then a member would have to present those before the inevitable appeal.  The Appeal Inspector would in any event be guided by adopted Development Plan.

A housing development on green land next to a special school in Llandudno can move ahead after Welsh Government rejected an application to call-in the decision. Anwyl Homes were granted conditional planning permission by Conwy council in April for 49 homes on land adjacent to Ysgol y Gogarth on Nant y Gamar Road in Craig y Don.

The application had been initially rejected in March but the building firm conducted a noise assessment, which concluded that ambient sound levels would not be significant during construction work.

A former Conwy Valley village school could be transformed into a "holiday let unit" ? despite concerns from neighbours about a ?dangerous road? and land ownership issues. Applicant Richard Williams Bulkeley has applied to Conwy County Council?s planning department to convert the former Ysgol Rowen on Buckley Mill Road in Rowen.

The school has been vacant for years, and the applicant, who runs Beaumaris-based Bulkeley Estates, wants to make internal alterations to the building, demolish a short length of a retaining wall and make alterations to the former playground for off-road parking. But several neighbours are unhappy with the plans.

A developer has requested permission to allow motorhomes at a glamping site near Llandudno. Mrs Jennifer Jarvis has applied to Conwy County Council's planning department to alter conditions as part of a planning application already agreed for glamping pods at Bryn Pydew.

The site, at Tan y Bryn Farm, already has permission for eight glamping pods, the realignment of five existing touring park pitches, and the erection of a new recreation area, as well as a laundry area and shower block. There are also plans for a treatment plant with "landscaping enhancements" within the established caravan park.

A controversial Glan Conwy housing development will again come before Conwy's planning department. The 107-home development at Llanrwst Road and Top Llan Road in Glan Conwy was given planning permission back in November 2020, despite concerns at the time about drainage, affordable housing provision and highway access.

Glan Conwy residents raised traffic fears concerning Llanrwst Road (A470), leading to the developers having to satisfy Welsh Government. The approved application included plans for 32 affordable houses, public open space, landscaping, highway and pedestrian access as well as local highway and pedestrian access improvements.

But Richard Lloyd of Brenig Construction Ltd has now applied to Conwy County Council's planning department, asking for the discharge of planning conditions, relating to the homes' construction methods. Planning consent included a long list of conditions, including the requirement to provide a construction method and environmental statement, which had to be approved by the council.

Proposals are set to be put forward for an industrial development that could bring new units close to the A55.

Dare2soar Ltd are working with Cadnant Planning to develop a hybrid planning application for land to the north of Quinton Hazell Enterprise Parc, in Mochdre, Colwyn Bay

The site is currently vacant, and has previously been used as a landfill site and later as sport pitches.  [ hope they do not park heavy vehicles there]

The proposal seeks full approval for eight units totalling 1,300sqm in phase one and the outline go-ahead for a phase two - which would have 17 units totalling 4,040sqm.

A SMALL glamping site could be given planning permission on the grounds of Llandudno holiday cottages.

Applicant Andrea Carri has submitted a retrospective planning application to Conwy?s planning committee for the development at Bodafon Hall on Craigside Road.

The application has been submitted for two glamping pods and yurts at semi-natural, broad-leaved woodland adjacent to the holiday cottages.

Supporting evidence from the applicant says the new camping pod is situated away from Bodafon Hall, a listed building.

It reads: ?The submitted documents show that the wooden glamping and toilet facilities are located a fair distance from Bodafon Hall.

?It is difficult to tell from the documents provided, but the impact on the listed building is likely to be minimal if it is well screened by vegetation.

?If there isn?t enough natural screening, then further screening is suggested to further mitigate the impact of the development.?

An ecology survey carried out by Clwydian Ecology on behalf of the applicant said there were no protected species living in the woodland.

While there was no evidence of badgers, bats, or reptiles, the report said there could be slow worms, common frogs, and toads nearby.

But mitigation measures could see the installation of bat and bird boxes as well as the creation of felled deadwood habitat.

The application must now be considered by Conwy?s planning committee before a decision is made.

Conwy?s planning committee will consider a controversial application this week for 15 apartments in Colwyn Bay. Mr A. Snook has applied to demolish a Victorian villa set in an elevated position to the south of Abergele Road.

The planning committee will discuss the application at a hybrid meeting at Bodlondeb on Wednesday, following planning officers recommending the application be approved. But Colwyn Bay Town Council has concerns about the plans, citing overdevelopment and traffic as their reasons for the objection.

I feel sorry for the neighbours when a planning application is granted for a development like this.   The privacy and emenities that they had previously enjoyed has gone for ever.   I noticed that in the planning regulations there is something in it that protects the privacy issues under the Human Rights issue, but no one seems to bring this matter up
Another bone of contention is "affordable Housing " and this doesn't seem to pop up when it's concerning flats.    Presumably then these flats may not be deemed affordable so who will be able to buy them, Perhaps the buyers will not be from the local area so that begs the question of infrastructure  GP's etc etc
At the moment my Doctor's surgery in Colwyn Bay has no GP's, none at all, but does employ one locum doctor so perhaps these things should be discussed at the planning stage but my confidence in the CCBC is quickly evaporating

The eight new homes on Gors Road in Towyn will see the number of homes on the site rise from 13 to 21


CCBC Councillors are just unbelievable if they fall for a fairy tale explanation.    All I can say is that the "travelling showmen" must be on good wages in the local area.

CONWY councillors voted in favour of extending the period of planning permission for a new education and skills centre at the Welsh Mountain Zoo.

The new development will house a new alligator beach and tropical area, seven reptile exhibits, butterfly exhibit, and six species exhibits.

The plans also included a plant exhibit, two lecture rooms, two classrooms, toilets, service rooms, reptile and insect rooms, two offices, a keeper?s store, kitchen, mess, and a plant room.

The National Zoological Society of Wales was last given planning permission by Conwy County Council?s planning committee in December 2017.

But the planning application, which was originally granted in December 2017, was due to expire, following development delays caused by COVID.

COLWYN Bay Football Club hopes to erect a new 1,000-seater stand at its Old Colwyn ground.

The club has submitted a planning application to Conwy County Council?s planning department.

The planning application has been submitted by the club?s chairman Neil Coverley, and the club, who play in the JD Cymru North League, wants to upgrade its Llanelian Road ground.

As well as the impressive new stand, the plans include a car parking area at the rear of the ground.

Plans have been unveiled for a new low carbon estate of 131 affordable homes in North Wales. The 12-acre site in Pensarn, near Abergele, was acquired by housing association Cartrefi Conwy earlier this year, supported by funding from Welsh Government.

It will be the biggest housing scheme ever undertaken by Cartrefi if it?s given the green light by planners at Conwy County Borough Council. The former Inter Leisure site in Towyn Road already has planning permission for housing after it was secured by the previous owners.

Cartrefi will be applying for permission to amend the existing planning permission and have asked for more time to do so. According to Cartrefi Conwy managing director Katie Clubb, they are committed to using local labour and local suppliers, triggering a massive boost for the regional economy.

A developer could be granted permission to start work on a controversial housing site - if councillors give the green light. John Rochelle was granted outline planning permission for housing at Gyffin grazing field, adjacent to Henryd Road in Gyffin, Conwy, in October 2019, subject to a list of conditions.

The conditions range from providing affordable housing and highway measures, as well as satisfying biodiversity and drainage demands. Planning officers have marked the application 'minded to grant', and now Mr Rochelle has applied to Conwy Council for the discharge of these conditions, meaning work can begin on the development should councillors grant it.

Conwy Council?s planning committee are set to meet on Wednesday afternoon to discuss the planning application. The grazing field is 0.99 hectare - or about the size of two football pitches.

Cambrian, that reminds me of a customer, when I was still in business in CyD, who wanted to insure the contents of her home but was refused cover because her flat was in a postcode that was in a flood-risk area.

Fortunately, the insurer changed their mind when I pointed out the customers flat was on the third floor of a property on Nant-y-Gamar Road 😆

Developers know Conwy?s overworked planning enforcement team are struggling to carry out proper checks, a concerned councillor claimed

And Conwy?s cabinet member for housing admitted that budget restrictions meant planning enforcement officers could not monitor every development.

It then emerged that the team of two full-time and one part-time member of staff was dealing with 170 planning enforcement cases.

Consequently, developers know Conwy simply can?t cope and that many enforcement issues will go unchecked.

?The line manager for the small team is one of the planning enforcement officers who also has a caseload of 60 plus cases.

?There are 170 enforcement cases active now. My understanding is that developers and builders know there is no or very limited cross checking between planning permissions and building control; it is a disorganised and unrestricted situation.

But the planning inspectorate has, on occasions, overturned these refusals, leaving cash-strapped Conwy to pay for costly appeals. Conwy is also facing a homelessness crisis ? with many residents suffering during the national cost-of-living emergency.

The late Bob Squire, when he was Colwyn's Chief Environmental Health Officer, spent much time and effort trying to rid the Bay of the multitude of HMOs which had grown since the 1970s attracting all sorts of problems in their wake.  He carried this on as a Director at Conwy as he was concerned at the possible impact on Llandudno.  Bob always said that planners - officers and inspectors - where "flakey" when it came to HMOs.  Seems he has been proved right. Given the current "Cabinet" at Conwy they will probably jump through whatever hoop the Management Team put in front of them - hope I'm wrong though.

Conwy County Council has submitted coastal-defence plans to its own planning department for the 2.3 km stretch of coastline at Kinmel Bay, including a coastal path, car park, and public areas.

The plans, though, have already got some people excited as the artist?s impressions show a sandy beach complete with parasols more in keeping with Rhodes than neighbouring Rhyl.

The proposals include new rock armour defences, raised sea walls, and a widened coastal path to help protect Kinmel Bay from rising sea levels.

A UK bar and restaurant chain wants to open a new hotel in the centre of Llandudno. Loungers has secured planning to open an eating and drinking venue at the M&Co unit on Gloddaeth Street.

This was their second attempts to come to Llandudno after previously bidding to move into the former Marks and Spencer satellite store on Mostyn Street, which is now a Poundland.

The new restaurant will create 30 jobs and add to the going out venues in the seaside town. They said it was a ?1.25m investment.

Now the company has submitted a bid to create a hotel on the upper floors of the building. They hope to add 10 en-suite rooms.

The firm said: "The company seeks to use upper floors of their premises for hotels where appropriate. This provides a complementary use to the ground floor as a lounge restaurant cafe/bar and also seeks to ensure that the building has long term future."

The proposal will be considered by planners at Conwy council.

An Old Colwyn church could soon be transformed into a caf? and gallery ? if it gets the green light from planning officials. A developer has submitted a planning application to Conwy Council's planning department, seeking to transform the vacant St Catherine Parish Church on Abergele Road into a new residential unit, multi-purpose caf?, and gallery.

Hertfordshire-based applicant Adrian Gaskell wants to modernise the Grade II listed building by adding an additional floor, building a glass extension at the top of the bell tower, and adding solar panels. Other changes proposed include conservation roof lights, internal and external alterations, and secondary glazing.

The development would create four full-time and two part-time jobs. But Tricia and Ben Williams live on Church Walks opposite the church and objected to the plans.

I totally agree with you Hugo & pleased to see the Planning Committee members challenging the Planning Officers decision to discharge the 106 of ?52,000, as Cllr Mandy said, it is just a drop in the ocean for these developers.  This has been going on for years & it's about time it was stopped. CCBC have spent millions on an LDP that tells us these charges should be paid to help build descent homes for less fortunate residents. It's morally wrong of the developers to try & get out of paying it to line their pockets. There are over 200 people in B&B waiting for a decent affordable home, many of them young children & it's costing CCBC ?85 per person per night.

The same thing happened not so long ago at the Odstone site on the same road & the 106 was discharged, now those apartments are selling for ?595,000 to ?950.000. You can't tell me they couldn't afford the 106 they should have paid.

There have been dozens more incidents of the same, loosing hundreds of thousands of pounds & resulting in a loss of many affordable houses & it's shameless that the Planning Officers are allowing this to happen & shame on you Cllr David Carr for encouraging them.

It was Cllr Joe Nuttall who first challenged this in last months planning meeting & very pleased Cllrs Mandy Hawkins & Stephen Price continued the challenge to refuse to discharge the 106, a pat on the back to you all.

Meleri, what you have said has really shocked me.   I have heard about one or two cases where the Section 106 payment has been waived  but I never realised that it was done on such a large scale and that CCBC was agreeing to it.
It's totally absurd, have you ever heard of a developer building a house on a non profit basis?    In fact with the builders the case was always that the third house they built was all profit.     As for Cllr Carr and all that nonsense about high spec kitchens etc. the builder just puts up his price accordingly
The Section 106 is a legally binding contract and therefore enforceable in law so there is no excuse to write off money due to the ratepayers
The question needs to be asked why do the Planning officers do it?    It's an abuse of power amongst others things

I'll give an example of this type of thing that was widely reported in the paper some years ago.    Boris Johnson was Mayor of London at the time and a developer who was building Luxury apartments in London had agreed to pay a fee in respect of affordable houses.    Boris intervened and the fee was waived.   
Lo and behold a short time later a donation of 25 thousand pounds was made to the Conservative Party. it stinks

No Cambrian they don't have a right to appeal in this case. If the permission was granted over 5 years ago then they could have appealed, but it has only been one year so there is no chance.

Now we will wait & see what happens & I can't see them not building as there is too much money involved to loose for the sake of ?52,000. A case of 'Pulling a fast one' as they know there is this loophole & it's about time it was closed.

As for the development of 12 luxury apartments on the Odstone site again on Marine Drive, built not long ago. The Agent submitted a Affordable Housing Viability Assessment Pro-forma & it showed a negative gross development value & it also stated no affordable housing units or contribution are proposed. The Planning Officers acknowledged that the planning obligations of a 106 should not be discharged or varied without robust justification. They then said there was a risk the site could be left vacant for a prolonged period if the 106 wasn't discharged so discharged it. Unbelievable isn't it if it wasn't there in black & white on the planning application you wouldn't believe it when you think of the profit those 12 apartment have made.

Very interesting Meleri,  the developers can sell duplex apartments for 1.2 million pounds but can't afford the payment that they signed up for.     
The same case worker was involved in another planning application and not only over ruled a previous rejection of an appeal by a Welsh Inspector she ignored the conditions that the Planning Committee imposed when they granted the planning application.    Now that you have brought the abuse to light I'll investigate and see if they waived the 30,000 plus that was agreed to be paid in lieu of building affordable houses
If it has been waived then there might be some explaining to do

You are of course correct in saying that there is a right of appeal under S106B  but the developers have costed things out before they have applied for Planning permission so there is no excuse for trying to renege on the Legal Agreement they have signed
Whether the contract is enforceable is a matter for the Legal Eagles at CCBC  but personally speaking I feel that CCBC has a moral obligation to resist these developers from getting out of their responsibilities.
It has happened too often to be a coincidence and I feel that something is amiss at CCBC Planning,
For the Reserve in Glan Conwy, the Pier Pavilion,  Odstone and the former Art Deco house  not paying a contribution  towards affordable housing is morally wrong and the practice should be stopped.     Odstone has 12 luxury apartments up for sale ranging in prices up to 1.2 million and yet CCBC say it's not viable, it's a joke

I'm not sure what the issue was with the net for the golf club - I'm neither a golfer nor do I live in Parr's Cottages.  I seem to recall for at least 40 years there has been a net fence along the line of the public footpath to protect the cottages.  True it has decayed over the years.  As the golf course is council-owned (on a long lease to the club) it was probably erected by the UDC and did not need planning consent under permitted rights to local authorities.  Conwy Planning officers' inconsistencies again!! Good for Cllr Hawkins taking a common sense view.

We need more Councillors like Cllr Hawkins to take a stance against decisions made by the CCBC that display no  logic or common sense
I can never remember the wire fence not being there, accidents can happen anyway but it's best for everyone's sake if things can be put in place to prevent it happening

They could have done with netting on the 7th tee at Maesdu Golf Club because many years ago i drove my first two tee shots down Maesdu Avenue but luckily no person was injured or vehicle damaged unlike one unlucky motorist some time later.
The motorist was driving down Maesdu Avenue when a wayward golf ball went through his rear screen.   He was obviously irate and went to the club house where the secretary reassured him that any damage or costs would be paid for by the club
Anyway the motorist was not happy and said that he had to go somewhere and would be back later to sort the club out
On his return journey to Maesdu G  C   a stray golf ball went flying through his front windscreen, neither golf ball was driven by me I must add

Plans for a three-day rave at a country house have kicked up a stir. Residents in leafy Dolwen, Conwy are up in arms at the news that revellers could be partying until 4am at Coed Coch, a Georgian manor house.

The event, organised by event company OK, is called On-Kilter 2023. It will DJs Kyle Toole, Katya, Pluralist, Kincaid, and Softi amongst many more and takes place on Thursday 13 July, Friday 14 July, Saturday 15 July, and into the early hours of Sunday 16 July.

A similar event was held by OK at Coed Coch in 2021, in which Conwy Council served noise abatement notices. Event organiser Archie Fetherstonhaugh has submitted an application for the event to Conwy County Council?s licensing department.

Former Llandudno club on busy road could be demolished and replaced with apartments
The West Shore Social Club has been empty for a number of years after the club closed down

Last October it went up for sale for offers over ?300,000 with Jones Peckover. They said the site is considered suitable for a wide range of alternative uses, including residential, commercial and leisure.

Now plans have been submitted by Cynwyd Enterprises Limited. These are for the club to be demolished and replaced with 12 apartments.

A Llandudno builder's yard will be converted into a home, despite concerns about flooding. Applicant Probuild Ltd submitted an application to Conwy's planning committee, seeking to convert a builder's yard at Jubilee Passage into a home.

The matter was discussed at a previous planning committee meeting in which councillors granted the application, subject to a condition requiring "safe refuge" from flooding on the first floor. Maelgwyn Road car park is one of Llandudno's largest pay and display car parks and is currently leased by Conwy County Borough Council.  Parking is a huge challenge in Llandudno, so this car park is an important public asset.  As a pay and display car park it generates revenue, which supports important local services including education and social care.

McCarthy Stone first expressed an interest in building on the car park in 2021.  We ran a petition against their plans at the time, which hundreds of people signed.  Their new plans are little different to those put forward three years ago.

McCarthy Stone's latest plans are for 57 apartments with 36 car parking spaces - they're already 21 car parking spaces short whilst losing 134 existing public car parking spaces.

That means a net loss over 150 car parking spaces near the town centre.  We all know how difficult parking is in Llandudno, and this will have a big impact on residents, people working in the town centre and tourists.

THE FORMER Halifax branch in Colwyn Bay will be converted into apartments and a commercial unit, after plans were approved.

The plans, submitted by Kaleem Ahmed, of Knightsbridge Property Development, will see the building’s ground floor become a shop, and the upper floors two apartments.

According to the planning application, the building currently houses three vacant flats, one flat on the first floor and two on the second.

The 7 Penrhyn Road site was previously home to the Halifax bank, which closed in 2019 citing a lack of footfall as a result of increased online banking.

A revision of the plans appears to have alleviated these fears, with Conwy County Borough Council conservation consultation stating: “The introduction of a traditional designed shopfront and matching doors will vastly improve the street scene.

A CONVERTED coach house on the Little Orme which is valued at almost £2million could be converted into holiday lets, after a planning application was submitted.

The Stables, on Colwyn Road, Craigside is a former listed building which has since been converted into a luxury home, located on its own private enclave on the headland.

A detached four-bedroom property, the old coach house and stables is surrounded by beautiful gardens.

With views overlooking the Little Orme, the property went on the market for £1,795,000 in 2022.

PLANS for new “Energy Centre” and “Generator Compound” buildings at Llandudno General Hospital have been turned down.

Betsi Cadwaladr University Health Board lodged these proposals to Conwy County Borough Council’s planning committee in April, but the application was refused earlier this month.

The health board wanted to use the Energy Centre Construction building to house HV switch rooms, transformers, generators and a DNO room.

There would also have been a fully bunded fuel tank and a new fuelling bay, located along the existing access road.

At the Generator Compound building, generators and transformers would be housed, as well as another fully bunded fuel tank.

The health board also wanted a new rain garden and path to be created east of the existing car park.

Llandudno Town Council, when consulted on the application, recommended that it be granted planning permission.

But Conwy County Borough Council’s Environmental Health department recommended that, if approved, no construction takes place until a “full construction method” was approved.

It recommended that construction hours be Monday to Friday, 8am-6pm, Saturdays from 8am-1pm, on not on Sundays or bank holidays.

The council’s planning committee decided to refuse the application on the basis that it was not supported by a noise assessment, biodiversity enhancements, and a green infrastructure statement.

It was felt that noise levels caused by the works had the potential to cause a nuisance to nearby residents, meanwhile.  ref  pioneer

I'm really not understanding this article written by Mathew Chandler for North Wales Pioneer he really needs to get his facts correct when stating "The Council's Committee decided to refuse the application".

This application hasn't gone through any Planning Committee meeting or been refused by that Committee.

The application has been lodged with The Planning Department & most probably not come up to scratch with lack of a noise assessment, biodiversity enhancement & green infrastructure statement when Betsi Cadwaladr put the application in. CCBC planning Officers give pre application advice & should have made that clear, so why this has happen seems ridiculous & a disgrace.

Welsh Government have agreed funding of up to £29.4 million for the New Orthopedic Hub & refurbishment of Aberconwy Ward & 19 additional beds & this application for the Energy Centre & Generator Compound is vital for this to proceed.

Conwy residents in the meantime are experiencing pain & distress while waiting for this much needed treatment. Lets hope CCBC Planning Department & Betsi Cadwaladr can get their act together so this development can move forward for the benefit of Conwy residents.

Well said, Meleri, lets hope this important matter does not get caught up in unnecessary red tape, this hospital needs to be modernised

You would have thought that something as important as this would have been checked very carefully before it was submitted to CCBC
I'm afraid that Llandudno Hospital has not been treated in the past with the priority that it deserves.     In fact many years ago they had even considered closing the hospital down.     Thank goodness that never happened

A landmark building in Penmaenmawr could be converted into 20 affordable homes if planning permission is agreed. Applicants Mode Ltd and North Wales Housing have applied to Conwy County Council’s planning department, seeking permission to convert the Brookes Tarpaulins building on Bangor Road.

If the plans get the go ahead, the building will be converted to house 20 affordable homes. The site will also be extended and will include parking and landscaping.

THE CONSTRUCTION of a glamping site in Llandudno has been given a final green light, months after plans were initially approved.

An application was made to Conwy County Council’s planning department in February for glamping changes to the Bodafon Hall site on Bodafon Road, Craigside.

The proposal, by applicant Ms A. Carri, sought partly retrospective planning permission for a wooden glamping pod, a yurt, wood-fired hot tub, decking area, and a toilet.

Both applications were backed by the council's planning committee, but have now been given a final go-ahead.

A major apartments development could be built in a seaside town. Plans have been put forward to develop land currently occupied by Robertson Geologging.

This would see existing buildings on Station Road demolished. In their place a 19 flat block would be built.

In a planning statement, director Jamie Bradshaw said: "This proposal would utilise a brownfield that is well located within Deganwy to provide a high-quality apartment scheme that would be suited to its setting and context within its locality.

Grand home on sought after North Wales street could be demolished to build mini housing estate

A proposal to demolish a grand home to build a small housing estate has been put forward on a sought-after street in North Wales. The plan is for a property known as Blentarn on Cadnant Park in the historic town of Conwy.

Under the scheme the property - on the edge of Eryri National Park - would be knocked down. There would be small estate of 13 homes built in its place - ranging from two bedroom to five bedroom properties.
