Just a thread for me to point out interesting properties for sale in the North Wales area. Please feel free to add your own in if you spot any.

First up is the former Ball & Boyd Auctions Rooms in Back Madoc Street, Llandudno. It's been empty for quite a few years now and the selling price has been steadily reduced to the current £290,000. It now has Planning Permission to be an indoor Market Hall.

It might be a shorter list if we were to list the properties in Llandudno which are NOT for sale.
The Parade Pub on Church Walks always strikes me as a potential goldmine of a property.
Given that The Queen Vic is thriving so well, a new and innovative restaurant or themed bar should rake it in.

I wish it could still be an auction house, I remember buying good second hand kitchern units there in 92 for a house we had in Blaenau Ffestiniog.

Latest property of interest is the Old Police Station in Caernarfon. A lovely big stone built building in a great location next to the Castle - and yours for just....£149k.
A Grade I listed former police Station situated within the castle walls in the town centre of Caernarfon. Indeed, and cheap as chips at that price. However, the Grade I Listing would be a pain to deal with - but Planners should realise that future opportunities for the property to remain as a police station are somewhat limited and relent slightly!

Its only leasehold... its not worth it.
Property has to fall another 50 to 60% to be viable, when you look at the earnings 'stagnation' and the lack of available borrowing.
The good times are well and truly over.

Nearly all flats/apartments are Leasehold...and do you know why?

Alot are owned and maintained round here by Mostyns. Only thing is they don't practice what they preach on their terms of lease. Mostyn flats that I can see from my front window haven't had the rendering painted in the last 13 years---"Exterior areas of the property must be painted every 4 years to a colour scheme approved by Mostyn Estates".

Interesting, thats the same price as that entirely derelict one-bedroom terraced cottage on the Gt Orme, no comparison.

The Economist is saying that house prices in the UK are still overvalued by 27%. In the USA, houses are now undervalued by 11%, following a 33% fall since 2006. These figures are calculated against a long term average of price to rents ratio.

The Balmoral Apartments have just been released for sale, with a 3 bedroom apartment for £150k. It's the old Balmoral Holiday Flats building at the corner of Trinity Square. They had a load of Chinese workmen in to carry out all the building work.

I don't think the price is that low, to be honest. Lack of car parking is a big problem on that road and, judging purely by the photo, the house itself looks to be in need of renovation.

Michael Owen lives at Hawarden, I think, although I have heard his name mentioned. It's been unoccupied for many years and the owners have been a succession of hopeful investors hoping to make a killing on it. The obvious use would be for a country house hotel with golf course but the drawback is that it doesn't have much land with it.

I lived there in the early 90s for 2 years. it was an excellent flat with loads of rooms. Original features throughout including old fireplaces, lath and horse hair walls and even an old pantry. I loved it there.....the parties were amazing with no neighbours to upset. Funny enough the trains never used to bother us either not even the 2am mail train that made the whole building shake.

I like your interesting properties thread DaveR. I was fascinated to see the Kinmel Hall one so I looked up the auction results from last night's auction. I says "deferred" by it so I presume there was no interest?

Kinmel Hall was pulled from the auction due to the legal pack not being ready on time.
Property Auctions are always interesting, as they attract the most unusual properties that would be difficult to sell normally.

Have you ever been able to have a look around it? I have read about its history and previous uses. There are still stately home road signs to it from the A55 but when you get to the entrance it says private property.
There are quite a few photos and this link and the original asking price of offers in excess of £15,000,000!

I visited Kinmel Hall once years ago, it is huge and rambling and the grounds are extensive and stunning, but the upkeep must be an absolute nightmare. There must be rooms in there that no-one has been in for years.

I've heard that Carol, (the Landlady and owner of the Queen Victoria pub in Church Walks) was the successful buyer of The Elms hotel.
If thats the case, then it makes sense because she was the owner of the Hen-Dy hotel on North Parade for many years.
She runs a very good business at The Vic these days.
On another level, it doesn't make sense, as she retired from he hotel trade a few year ago, and was tempted out of retirement to re-invigorate The Vic.

There's a house in Clapham, south London which has a Ferrari owner. He drives on to the tarmac, presses a button and the car disappears down into the depths on a hidden lift. When he wants to go out presses a button, up it comes, the turn table moves and the car is now pointing outwards to the road! Needless to say he's a City boy. I gaped in amazement the first time I saw him do it. Unless you see it, you wouldn't know it's there, just a suburban garden.

Sort of property related...Colin Flannigan of St David's Commercial Estate Agents ran a little competition on Twitter yesterday as part of the Olympic Torch excitement, he offered to donate £50 to Hope House/Ty Gobaith Childrens Hospice if anyone could guess the number of properties on the St Davids books that the Torchbearer would pass as they ran through central Colwyn Bay.
I (naturally enough) tried to fiddle it slightly by looking at his website, but in the end, settled for a guess of 8. Oddly enough, it turned out to be the correct answer and Colin will be sending the cheque for £50 to Sarah Kearsley-Wooller this morning.

Whilst in Beaumaris today, I took a look at this property, its the derelict old Aquarium, situated on the banks of the Menai Straits with spectacular views across to Snowdonia (and Llandudno the other way). With a large outside terrace area, I'm amazed it hasn't been snapped up for use as a cafe/restaurant:

I only know because I went along.

I viewed that property before it went to Auction, the attached house was in a shocking state but the Chapel was fairly sound. It looks a touch overpriced to me, I would suggest £80k as a fair guide price.

I see that the Cotton Traders building in Mostyn St recently sold at Auction for just £365,000, lower than the Guide Price of£380,000 - £400,000, even though Cotton Traders are paying £50k per annum rent. Interesting to see the Sale info on this house, Iv always admired it and wondered what it was like inside, I guess i will never no after seeing the price tag. Still the gardens are lovely so much potential and history. I often wondered if the basement ever got flooded it must be below sealevel. I remember renting a house for a short time whilst waiting to move into ours on Penrhryn Ave and the old coal store in the side of the house had a further hole down under the house and a certain high tides was full of water :o

When we had a walk along the front in Llanfairfechan we passed some nice art deco style properties with immaculate gardens. One in particular was our favourite and it had a nice conversion at the rear of the property.

You are right Jack and it's also a listed building. I drove down West Shore Llanfairfechan which is where that little cottage with the balcony and eyebrow window is and it's a lovely building.
The front garden was truly immaculate and it must take a lot of care and maintenance to keep it looking so perfect.
After that we had a drive around "The Close" which was designed by the builder that Jack mentioned. Everything in the street is listed, even the post box stuck in the stone pillar and I would recommend it for a visit some time, if anyone hasn't already seen the street.
I didn't take any photos of The Close this time though.

Looking at the publicity picture there are 8 residences and the car park is 8 cars wide. I have to admit I didn't think there was enough space so stopped this afternoon to take pics.
There doesn't seem to be 8 residences in a row, although there is a gap where one could be built. The large "garage" on the right hand side of the publicity pic is currently a portacabin.
The "car park" has a JCB parked on it sideways and would not be more than three car widths.
I wonder if the sloping roofs are for solar panels - if so, surely facing north-east is not the most efficient.
Perhaps an amount of artistic licence has been used for the publicity shot!

Looking at the publicity pic a bit closer, and another quick look when I passed today, I think they will get all the buildings into the space - assuming the big gap will be the site of one of them.
There seems to be no garages apart from the separate building which appears to be a double garage. I can make it 14 car spaces in the pic but suspect it's going to be a bit tighter in reality. I would have thought that the people living there would likely be 2-car families so there would be no space for friends or visitors!
Just basing that on the short cul-de-sac that I live in which has 16 houses, and over 30 vehicles between us - that's before any visitors!
Anyway, I am unlikely of being in the situation of buying one of those houses.

I think you're right. Anyone who can afford the £700k price tag will almost certainly have more than one car. Then we can assume at least one tradesman per day, possibly grocery deliveries, postman, inevitable maintenance of utilities - water, power and the ubiquitous BT Openreach, meter readers, refuse lorries, recycling vehicles and that's before visitors, family, nurses, doctors...
Going to be a tight squeeze and not what you'd expect for that amount of money.

This is a view of the site taken from the bird reserve in Llandudno Junction a few months ago. Looking at it you wonder how they could fit 8 houses into that.
I think that someone did post something on here about some boundary dispute but I presume that has been resolved

If you look at one of the pics I took where there is a gap between buildings you can see that there is quite a bit of land between the buildings and the railway - looks as though there is a pond there.
Makes me wonder if the publicity drawing assumes that the houses would be nearer the railway/river - so could that have been a boundary issue, or even difficulty in laying foundations?
Anyway, be interesting to see when it's all finished!

The other day I was watching a recorded TV programme called "Homes by the sea" Episode 3 Anglesey and it was really interesting to watch.
It included houses such as Point Lynas Lighthouse and another by the Menai Suspension Bridge.
I've seen most of them on walks I had done on Anglesey so it was nice to see inside them too. The one in the photo was very good and interesting to see.

That old Chapel was derelict when I was a kid, walking around Crafnant. Even in its current state, I suspect it will sell for something approaching £100k, given the superb location.

Back in the 90s a friend, restored a similar property on Llyn Geirionydd, the end result was fantastic, however you are dealing with Snowdonia park rules, and they are strict, I remember him bringing in a retired stone mason to supervise the work, who just stood there and told them which stone and where he wanted it, and as they say * you cannot see the join*

We were lucky that the trees around both our houses, had areas of broad leaf trees, that hid the effects of the harvest, but as your photo shows, it is more noticable looking at it from the car park, the upside was that for a few pounds you could obtain a licence to collect wood for the log burners.

A few weeks ago I saw a Robson Green TV programme about Anglesey and yesterday when I went for a walk on the island I was able to see two of the properties featured on the programme.
The first was in Moelfre which was an old cottage that had had an ultra modern extension built on to it. The location was on the edge of a small cliff with stunning sea views.
The second property was on Ynys Y Gorad Goch, the island that is in the Menai Straits and between the two bridges. Unfortunately the Winter weather was closing in and the cottages didn't look so inviting in those conditions

We went on a boat trip yesterday from Beaumaris along the Straits to Menai Bridge and then continued under the two bridges and then returned back to Beaumaris.
On the outward journey Jason the boat skipper took us near the Anglesey shoreline and we were able to have a good look at the properties along the shoreline that you are unable to see properly from the road There were some incredible houses and he was able to tell us who lived in them and the history of each one.
Glyn Garth Court was a controversial block of flats built in the 1960's and film stars like Roger Moore and Richard Burton lived in them at one time. From the road they look just like a large block of council flats but from the Straits they seemed more attractive and the views from them are fantastic.
Just before you come to Menai Bridge you come to a house called Ynys Y Big and it has it's own private harbour and a small island also of the same name. The lady who lived there apparently liked Herons and made the island attractive for them and sure enough when we went past we could see lots of Herons and White Egrets in the trees all around the island

After Menai Bridge we went under the suspension bridge and went near Ynys Gored Goch, the island between the two bridges. On the island are two cottages and the currents are treacherous there, the present owner obviously likes the location and has done a lot of work on the properties as you could see on a TV programme last year

They all look nice and I'd be quite happy with any of those properties, all I need now are my lottery numbers to come up tonight.
I've added a link to Ynys Y Big and you'll see in the first part of the clip dozens of birds flying from the island. I've never ever seen so many Herons and White Egrets in one spot like we did on Wednesday.
The private island is accessible from the house at low water but years ago they had a wooden bridge going across to it but that has gone and I would expect that a lot of money will need to be spent on it to rebuild it.

KINMEL Hall has been purchased by a mystery buyer at auction for £950,000.
The auction, by firm Allsop, was held on May 13. The property was marketed by Allsop and Carter Jonas.
A spokesperson from Allsop said: “There were multiple bidders with activity throughout the morning and a late competitive flurry in the final few minutes.
“There was interest from all over the world including the US, Australia and Europe.”
It is understood the new owners are from the area.

Quite correct Hugo ... my great-grandfather John Vaughan was there in 1891 as a Miller. I suspect it may have been temporary residence as in 1891 his wife Margaret (Williams) was living in Llannefydd which is where John originated. In 1901 John, Margaret and the children were in Pont Wgan near Rowen ... and Pont Wgan was in the Vaughan family until about ten years ago, the last Vaughan occupant being their grand-daughter Margaret, who never married. She was a cousin to my father.

... scroll down the gallery of pics to the one of the kitchen - clearly written on the woodwork is the name "John Vaughan Miller and a date" along with the inmitials "JV". I cannot quite make out the date, but I know he was there in 1891.

Widower John Vaughan (born 1848) of Llanefydd married Margaret Williams of Llanrwst in 1883, then in 1901 they were at Pontwgan and had three children, the eldest being Alice Louisa Vaughan (born 1884) - my grandmother who I never knew as she died on New Year's Day 1933, when my father was only 12 years old. I do have some photos of her, I also have a newspaper report which gives her as the winner of the women's cycle race at the Conway Valley Show held in Caerhun in the 1890's!

On the estate agent website there are a lot more photos, one shows the inscription from the other side of the room and I reckon the date is 25 Oct 1899 ... I want to find out the significance, is it the date he left (he was in Pontwgan in 1901) - also hope to find out the date he moved there so wonder if the deeds show up anything - I'm not trying to claim it passed down to me (!) - the Vaughan dynasty has all died out, but I have it as my middle name! Will contact the agents.

I'm a Celebrity 2021: Inside Cefn Castell - the seafront house where camp mates met last night. We went past this place on a walk a few years ago. It's near a cliff edge and just outside of Criccieth, one lovely feature of this place is the stone wall around the house. It's quite high for privacy but we still managed to see over it and I posted some photos on here at the time

I thought this might be of interest to Forum users in view of the connections with North Wales. Telford Manor House in Beattock, just outside Moffat, is up for sale. It was built in 1822 by Thomas Telford who lived there for a time. It has been used as a holiday let for a while now. Close by the house there is a burn running and a bridge was constructed over it by Telford who has put an inscription on the wall of the bridge. I will have to look at the date next time I pass by there as I cannot recall it offhand.

I passed by the bridge close to Telford Manor yesterday. The inscription reads it was built by Telford in 1817.

Thank you for that, Hugo. I think this was intended to have an army of servants to keep in in good condition. It featured on Salvage Hunters recently. They went in to see what was worth having after it closed as an hotel and wedding venue. It looked very grand but isn't likely to stay that way if it is left empty and uncared for. It will need someone with plenty of money to take it on by the look of it.

The Lighthouse at Point Lynas has come on the market again. It was featured on a Welsh TV programme a few years ago and shortly afterwards while on a walk in the area I spoke to the owner of the property. It was his wife's dream home as a child and they were lucky to be able to buy it when it last came on the market.
It's unique and set in a beautiful location and is one of the best places in the UK to see Dolphins and Porpoise

It is totally out of keeping with the surrounding area. I knew the former Abbey Lodge and it was part of the same type of build as The Old Abbey. That monstrosity must dominate the area and overwhelm the remains of the old Gogarth Abbey. I am surprised they were allowed planning permission. Wouldn't the body that protects ancient monuments object?

Helig, Llys Helig Drive has changed quite a bit over the last 10 years or so and old houses have been pulled down and replaced with ultra modern properties.
Money talks nowadays and properties are being built that don't fit in with the surroundings, take Anwyl's last plan for Penmorfa for instance
There is a restriction on land near the site of the old Bishop's Palace but I don't know if this building has or has not broken that restriction

Thank you for that information, Hugo. I confess I haven't been along Llys Helig Drive for some years now. It is a shame that they have been messing about with the houses down there. They gave it a lovely appearance as they had such individual styles. It sounds similar to Sandbanks in Dorset where the old style bungalows built in the 1930s or thereabouts, have been pulled down and the over sized modern monstrosities erected in their place.
Has the bungalow where Mr and Mrs Gow lived survived? That was the first one after the Old Abbey.

I haven't noticed any change in that building Helig and the Google Street map doesn't allow you to "walk" down the street. The latest satellite image shows that the house does not appear to have been demolished or modified and I have a feeling that this place may have appeared on the forum before under Research
CCBC seem to go against their own policy on demolition and allow structuraly sound houses to be demolished and massive houses built in their place. Money certainly talks in this area of Wales
An example in Abersoch in recent years is when a property was bought there for 1,000,000 pounds and shortly afterwards it was demolished and a much larger house built in its place

Thank you, Hugo. I seem to think that when Mrs Gow died the property was left to her daughter. It could be she has decided to live in it and leave things unchanged. Mrs Gow invited me in for a cup of tea and a chat and I was surprised at how spacious the place was as it looks tiny from the road. Having looked at things on a Google search I suspect it must have been sold to people outside the Gow family.

My brother alleges that a number of properties by the old Gogarth Abbey Convalescent Home have been bought by members of the Jewish community.
According to Google in 2011 an investment company was registered at Tides Reach but no company member was called Gow.
Next time I walk past it I'll take a photo and post it on here

Thanks for confirming that Norman. My brother also said that one Jewish man called on a house there and offered to buy it. The owner of the house replied that the house was not up for sale but the Jewish man replied that " everything has got its price"

Hugo that?s what they are doing all over town, they have one house up craigside I?m friends with the lad lives next door they have murder with them when their mates come down. As we say they can sell a property in London and buy 3/4 big houses here.

I think you are correct as I found a company mentioned on the Companies House website, This was Crestbrook Investments Ltd. Their registered address was changed to Tides Reach, Llys Helig Drive. The former address was in Finchley, North London. Finchley is an area which is heavily populated by Jews and the names of the directors suggest they are Jewish.
I remember when the former Chief Constable of North Wales, David Owen, lived along Llys Helig Drive and the very large house along there was sold to a Jewish rabbi. This was for ?1 million and it took everyone by surprise at the time. David Owen told a close friend of mine that the Jews had gone along every house there asking if the people would sell their property to them. I know he declined and sold his house (Provencal I think) to Sir Richard Greenbury).
I know they bought The Old Abbey, the former Railway Convalescent Home.
Why is there such an interest in buying up all these properties in Llandudno? There was some interesting information on the source of the funds they used for the large property sale but I cannot post it here. It came from an impeccable source but it is best not to name them.
My mother used to say that in WW2 the Jews moved out of London and lived in Llandudno. That there were more Jews in the town than in Golder's Green. She was very friendly with a Jewish family by the name of Levy. They had 4 children and lived in St David's Road I think. I remember Maisie Levy, who was one of the 4 children. She married Sid Hardman. They lived in The Oval and had a newsagents, souvenir type store in the town. Maisie died quite young in about 1970.

Thank you, Brian. I will call them and ask if they can post one out to me. It would be interesting to know more as there were many Jewish families living in Llandudno going further back. The Gubay family being one of these. Is Oriental Stores still going? The Lazar family with the store in Madoc St etc. Talking of which:

Helig, Oriental Stores is now a Welsh Souvenir shop and the Lazars shop became a catalogue shop which subsequently closed but has since been sold.
By coincidence, I was in JBGS with Mike Lazar during the early sixties. Mike moved down to London with his Mum.
If Llandudno Museum are unable to post a leaflet to you please let me know and I will collect one and post one out to you myself.
In fact, I am due there tomorrow morning on an organised walk unless it is postponed because of the weather forecast.

Thank you for that kind offer, Brian. I will see if the museum will post one out to me and give them a call today. I remember Lazar's closing down and was living in the town then. My grandmother used to talk about the mother of the Gubay family who worked in Oriental Stores for years. I remember her being there vaguely too. I think she was a ripe old age.
Does anyone know how many of the houses on Llys Helig Drive have been acquired by people of Jewish origins?

Somewhere in my memory I recal my father telling me the Oriental Stores was run by a family from Egypt. Or am i getting confused with another shop ?

Nothing wrong with your memory Mull as the Oriental Stores was run by Egyptian Jews. There was Jack Gubay who ran the store and Eddie and Robin who looked after the amusement arcade and cafe directly opposite the Oriental Stores
I liked the family as they did a lot for the town in different ways. I've still got my binoculars that I bought from Jack Gubay over 50 years ago

Remember Oriental Stores had glass display units on the pavement outside the shop filled with camaras and binoculars.
Bet they would not last long out there these days, the world has changed and not for the better.

That Chapel has been on the market before. It's a lovely conversion but in the wrong place and as for the comment about overlooking the Little Orme that's a bit of an exaggeration.
That view will disappear completely if Mostyn Estates get their greedy mitts on a planning application and as Mull quite rightly said they have been trying that out for years.
It's prudent for me not to say too much but I believe that they will be trying again for planning permission once Anwyl Construction have finished on their site in Nant Y Gamar Road
