Hello everyone, we've just retired at 60 and looking to possibly have a better retirement in Wales. We want to escape the rat race in the Midlands. We've googled properties between Betws y Coed and LLandudno, We're spending a few days in Llandudno in Nov.; We've had hols there in the past, and intend looking around the local estate agents.
We'll have a look at one or two town centre Victorian terraced houses near the front with a few bedrooms. Does anyone here know of retired people choosing this location? What pitfalls are there besides only street parking? There seem to be lots of bungalows for sale. What is local health service provision like - doctors etc? Hope not too many Questions..! Many thanks in anticipation.

It's a good place and area to come to. I came with my work in 1983, early retired in 1996 and thoroughly enjoy my life here.
Healthcare as far as I am concerned is fine, a bit difficult to maybe find an NHS dentist though so you might have to go through a private scheme.
Shopping is good and Snowdonia is on the doorstep - what more could you possibly need?

They comprise the bulk of the population in Llandudno, Barry. You'll enjoy it here; it's a good place to live.

Don't buy in the Town centre. Get out to Penrhyn Bay where there are a few nice estates with essential services and only a mile or so away from the town centre which can get very busy with tourists and folk coming in from the surrounding areas.

Having lived in Penrhyn Bay for 3 months now we can highly recommend it D) Best place I've ever lived, we are in the middle of the Penrhyn Beach estate which is nice and quiet, but only 3 min walk to the beach, the Little Orme and Angel Bay is on our doorstep and all you could need is a few mins drive away in Llandudno itself, ideal :) :) $wales

Having moved into live on Great Orme in December last year, I'd have to recommend that as a potential target area for you. I love the rural feel to it but still being able to get into town without the car and without necessarily living in the town centre.Within 5 minutes walk from here you can be overlooking either of the two shores and looking out towards Ireland and Isle of Man. Penrhyn Bay is, as already stated another really nice area to live. Craigside is handy for town and gets the evening sun. Deganwy is a bit further out from the town centre but again really nice Llandudno offers all the facilities you need for day to day living, health etc and the people here have been very friendly and welcoming. We've got children that have moved away from home (university ,jobs etc) but they now say they look forward to coming back more to visit or stay in between terms than they did where we used to live.

I coveted Medz house for years before moving to the area, into a house that I COULD afford!
Fair play to Medz, I love reading the accounts of the views and the sunrises they can see down in the bay ... keep 'em coming. $welsh$

We moved to Llandudno when we retired at 60 a few years ago. We had previously lived on the outskirts of London. We live in a beautiful apartment in the town centre. We love it. We are just around the corner from the supermarket, the station, the seafront, and all the other amenities. We have a car but only use it a couple of times a week. We have been made very welcome and have made lots of friends. if you are going to buy a home in town, ensure that you get a covered parking space (parking is a nightmare and so are the seagull droppings). The people are great and it is a fabulous place to live. Good luck.

If you want more choice on your doorstep then it would have to be Llandudno, though another alternative to those already mentioned would be the Craig y Don area of Llandudno which is a quiet residential area with a few shops and only a ten minute walk into the centre of Llandudno.

Hello.
I came across this thread while I was looking for advice on moving to the area. I will be starting a new job in Deganwy in a month or two, and am starting to investigate the practicalities of living in Conwy/Llandudno/Colwyn Bay.
My idea is to be able to live with 5 miles of Deganwy, so that I can commute to work by bicycle. I would also like easy access to Tesco and Llandudno Junction Leisure Centre/Climbing Wall and Train Station.
When I do use a car, it will most likely be to head south into the Snowdonia Park, hopefully during summer evenings after work, and at weekends. I visited Deganwy in the low season a few days ago, but I'm wary of being trapped by holiday season traffic.
I'd be grateful for any thoughts/hints/tips the locals can offer on where to consider for accommodation (rented at first)!

Welcome to the forum.
Do you not fancy actually living in Deganwy? It seems the best option.
Commuting to work by bike will be a doddle in all the areas you have suggested
though the North Wales Coastal Cycleway tends to bypass the easy, obvious but unlawful route along the Llandudno promenade.

I quite liked the look of the houses on York Road, Deganwy - the ones with the great views! But I think they're a bit out of my price range ;-)
Just out of interest, how prone to clogging up is the road from Deganwy to Llandudno Junction?
It only really clogs up at exceptionally busy times such as Victorian Extravaganza Weekend (May Day Bank Holiday) and now and again in the Summer usually around 5pm ish. It only backs up down the Deganwy road from the Weekly News roundabout as Llandudno traffic joins with Conwy traffic trying to get on the A55. Then again there are back roads through the houses that I am sure you would get to know once familiar with the area and you would be able to avoid any tailbacks.

It doesn't really explain anything Blongb, Save Our Promenade and Mostyn Estates just don't want it full stop even though it works fine elsewhere.
Shame they didn't put as much effort into the view from the prom

Hi all
I am looking for a fresh start in Llandudno or surrounding area's and am wondering if anyone has any numbers of private Landlords etc which I could try.
I would be on HB for a short while initially and would have my deposit back from my present Flat which I would use for any deposit.
I'm only looking for a 1 Bedroom Flat, I have tried Rightmove and most of them want a Guarantor or large reference fees etc, so best bet would be private Landlords.

I trade as a plumber/tiler (Please see face book site kevin mcclements plumbing....) and I'm hoping to relocate business over here
I was wondering if anyone knows of any lodgings or trade accomodation that would be available on a week to weekend basis?

Plenty of good quality B & B places in and around the town. Or you could maybe squat in any one of the areas empty properties, or pitch a tent adjacent to the Pier. Don't know of any "trade" accommodation. We are over run with plumbers, amateur and professional so it may not be that lucrative. Z**

There are plumbers, and then there are plumbers.
I have been made aware today of a number of local tradesmen who pupport to be qualified plumbers and heating engineers, when in fact they are simply learning from each other.
Apparently their qualifications and experience might not stand up very well to to close scrutiny.
So the motto is BEWARE, CHECK, and get recommendations from previous customers.

To add to my comment above. When we moved into our present house we intended building into the roof area which we did giving us two more bedrooms, a bathroom and a large gallery landing. Whilst doing the work, much of which I did myself, I found that there was no earthing to the lighting circuits and all extra sockets to the wiring had been connected as spurs. All in all a real mess. The plumbing wasn't much better either. Proper ring circuits were installed and the plumbing tidied up. Building approval was obtained from CCBC prior to commencement and they signed it off on completion. The wiring was also signed off. It was completed in 2002 since when the regulations have changed but all work should still comply with current criteria.
Even fire windows and mains operated smoke alarms are fitted so I hope we will never have an insurance claim.

I was called out to a job on Wednesday to fix a bath leak. The customer had recently had a new bathroom fitted and some tiling done. There were leaks everywhere and all appliances were loose and pipes not clipped etc. The customer was cursing the plumber who'd fitted it and told me he'd paid £400 for the whole job (inc tiling), which he thought was expensive!......You get what you pay for.

I have some great workmen (Builder / Plasterer / Electrician / Plumber) on the go at the moment..
I will be recommending them VERY strongly in a few weeks time ... but not now, because I want them to finish ALL my jobs first, before they start any others!

Is the wall already rendered or is it just the brickwork is spalling and you want to cover it up?
Brick work solid by spalling from winters foul frosts over the past 40+ years. I also have another wall that is rendered and dashed that needs redoing but it could wait 'till next year when most of the render will have come off. Unless, of course, I can get a decent price for the two at once.
Would prefer someone who is not VAT registered as I don't feel like paying another 20% to the government. ;)

A lot of the garden walls in that area are in a similar situation, as common bricks were used instead of engineering bricks. The bricks slowly soak up the water, which then freezes and the face of the brick breaks off. The point is that the only way to solve the problem once and for all is to rebuild the wall entirely, otherwise you are constantly patching up rendering.

Dave, you are quite right but when the wall is under joint ownership it is difficult pursuading another party to cough up when they have already had to replace one wall due to having a tree too close. They had to pay all of that one even though it was jointly owned. D)
I have had the wall capped as it was just cross laid brick on top and this has helped. Once it is rendered I will get a coat of repellent on it which seems to have done a decent job on other bits and pieces. Vallence and Hughes have a lot to answer for! ;)

great location then if you have an old car to get rid , if you hurt yourself hospital at your door step , and if you have children schools close by , and the asda just down the road , as for the youngsters they all stay in playing on the x boxes

This is my postcode. It's perfectly safe at night, I've never seen any intimidating groups knocking about at night, there are lots of children around but they are mainly younger kids. As soon as it gets dark it's very quiet.

I think it would be sensible to physically go to the address and see for yourself.
This is a beautiful area, but like all towns has its rough parts. NEVER rely on 2nd hand opinions from the Internet.
Moving home is way too important a decision to leave to others.

That's my area and I've lived here for 27 years and have no intention of moving anywhere else. The school has a very good reputation and a lot of parents want to send their children to it.
The area has grown considerably since I first moved here but is still a nice quite area. It has a nice restaurant/pub and a general store/ Post Office. A hairdresser and Indian take away are the only other shops there.
A few Councillors live up there and try to make sure that it remains a nice safe place to live. It's still best to check it out for yourself and have a look around before you decide.

Thanks so much for the information, I have visited quite a few times and it always seems quiet but came across this site and thought I would ask. Probably a lot safer than where I live at the moment in the Midlands!
I have heard a lot of people saying that the food at the pub is fabulous and there seems to be a lot going on at the community centre too, so hopefully if I do move here I can become involved in the community activities.

Whilst I don't expect anyone to comment on an individual house, is anyone aware of any problems with the area of Great Ormes Road, close to where it joins Gloddaeth Ave ? We are house hunting soon, but have been scanning the Rightmove website for some time. The area seems lovely to me, but have been suprised to see a property which has been on the market for a very long time. Maybe it's a problem with the house itself, but if you aren't a local you often aren't aware of "hiccups" with certain spots. Any would be gratefully received.

Gloddaeth Avenue is the lowest lying road in Llandudno (until someone corrects me) and could flood as tidal and other forces take effect. In 1993 when we lived in Gloddaeth Ave and had the floods we had water to within a few yards of the house. Other than traffic there is nothing generally wrong with the area especially if you like sand and the sea. We moved to higher ground in Penrhyn Bay.

Thanks for that Yorkie. I have read on this forum about the problems with the sand in that area. There doesn't seem to be many houses for sale there, so I expect most people are happy enough there. Perhaps, as you say, the traffic could be a problem. There also appears to be a small Tesco there so maybe that generates more traffic in that spot.

We moved up here in March this year from Shrewsbury in Shropshire..My husband has retired and I was made redundant. We have a super flat about 5 minutes from the front and the shopping centre. We love the new lifestyle and do a lot of walking now as well as chilling out. We have a small garden which we have started work on. I lived in the same village all my life and I'm now 57 so a very long time in one place. This was the biggest thing I've done in my life. The doctors are great and we found an NHS dentist straight away and only at the end of the road. We hardly use our car now as everything is within walking distance. If anyone wants to move here I would advise you to do it. You only live once..Make the most of it! $walesflag$

I am looking for a longterm rental in Llandudno, but am finding it very hard as l have 2 elderly dogs (they are 9 and 11 yrs) can anyone suggest wherelse l can look besides the usual agents. I am retired and want a bit of sea air on these bones !! I am female, widow, non smoker, full glass type of person !! Where can l look ? any suggestions / I refuse to give up ! HELP!

Thank you, l have spoke to some agents, but they say that no one wants to take animals, but had my dogs for years, they are elderly, quite docile really. We would be very grateful for a comments on the area, particularly the Cross Keys pub. The general market seems to almost have ground to a halt. Is this a local phenomenon or Brexit causing uncertainty at work?

Glan Conwy's pleasant enough, depending on exactly where you would live, and it does offer good access to the A55, although a little busy between 0800 and 0900 each day. But the views are pretty good from many of the properties.

The General house price market has been stagnant for quite a few years.
As an example, up near where I live there are several houses that have been on the market for about 4 years and are now considerably cheaper than they were.
One of them has been on the for sale listings for 9 years, it still is... the owner no longer bothers having the For Sale sign.

A detached three bedroom bungalow on Liddell Park recently sold for its asking price of £280K within 24 hours of going on the market.

A number of houses in our street have been up for sale for a number of years but in the last few months 3 have been sold and there has been interest in the others that have only just come onto the market.

Sold a house on Mowbray Road (behind Bryniau Road) earlier in the year. It didn't take long to sell.

Thanks for the replies. I suspect that part of our problem is that, having helped out our children with odd sums of cash, our remaining pennies restrict us to the lower end of the market. Frustratingly, a property that we had come to favour in Llandudno and intended to visit if possible in about a fortnight appears suddenly to be under offer. Our major constraint is good access to a dog walking and ball throwing area. When we arrive in Llandudno each visit, our dig sits and sulks if we don't got straight to West Shore to throw the ball for her. We can now no longer come via the Little Orme road and enjoy that our favourite welcoming view of Llandudno.

A few years ago a friend of mine,late in life, spent nearly 2000 on two dogs and moved house to suit them ??? I was very surprised.

Ella is just 5 years old. It is the whole package of walking a dog that counts - exercise, general fitness and good access to open space and a good companion who's prone to entertain you with doggy stupidities. Neither of us likes to be enclosed by many houses in all directions. My wife Jan was taken with one house because it was opposite a junction and you could just see to the Conwy estuary. This is the only reason that we can stand our present house in Edinburgh - less than 100 yards and you're in a wooded area and in another 150 yards you're in the open with the hill up to Craigmillar Castle before you and wide views of Arthurs Seat and the Forth estuary behind.

Edinburgh to Glan Conwy? Most would probably do it the other way around :-) Having the Edinburgh Festival on your doorstep is probably a mixed blessing, I suspect.

Having visited Edinburgh a few times I can honestly say that it is my 2nd favourite city in the world.

Edinburgh is definitely a fine city. I met Jan there in 1972 and visited the city regularly once we migrated to Fife. But it is not a place to live after spending 30 odd years in a town with a population of about 12000, with a river and hills visible in most directions. Hence our interest in Glan Conwy and the West Shore of Llandudno. Add to that my love of Conwy Castle, the Great Orme and just walking along Llandudno pier. I won't mention the sense of space and cleanliness given by the largely wide streets and buildings not darkened by decades of traffic.

Hello,
We're thinking of moving to Llandudno from Flintshire. We used to live on Lloyd St so know the area well as single people. We have two young children now so schools are a concern.
The Estyn ratings do appear to be little out of date. Does anyone have view on which are the better primaries? A bit part of moving to town is that we want to be able to walk to most things, including school, so this will heavily influence where we buy.

Tudno is rated as Red - requiring immediate improvement, while your other options are Yellow - quite good but second in overall terms to the Green rated.

All the schools are quite different. You may want to select the one that matches your child's personality, or one that you think will encourage them to develop.
* Craig y Don has a lot of pupils in quite a small space. It can appear a bit chaotic at times, but most kids do well there.
* San Sior has a modern building and good facilities. It offers some interesting extras, such as chickens, lizard collect etc. It seems to be quite popular among the slightly more affluent, and tends to have a waiting list.
* Tudno has had its challenges over recent years, but I don't know how it is getting on now. It is quite a large, old building. It has been under subscribed so may have a bit more space for the kids.
You could consider Bodafon. A small school, which means you several years in one class.
All feed to the same Secondary school (John Bright)
(I should point out I am a Governor of Craig y Don).

We viewed two properties today within the catchment of San Sior, and also walkable, which is a huge plus.
Craig y Don looks a lovely school, but we're not currently seeing any suitable properties there.
Our son currently attends a rural school with tiny class sizes. Part of the appeal of Llandudno is larger classes and having friends who are not 3 miles away!
Seperate question - does anybody know the long term plans for the land currently used as a model railway at West Shore?

Hello again. Looks like only Tudno has spaces for this year, so our son will be going there. Seems to have improved a lot over the past few years.
We're looking at properties on The Oval. Can anybody point me to any history sites that might help? I'm looking for the year of construction particularly. I know The Oval suffered in the 93 flood; anything else I need to know? Thanks.

The Oval area is a nice residential area and it did suffer from flooding in 1993 but not all the properties were flooded. A friend of mine lives in St Andrews Place and while other houses in the street were flooded he was very lucky and his didn't.
He was fortunate to live in a property that was on slightly higher ground.

Any long distance commuters in the town?
Looks as though our move is going ahead, so I need to assess my options for getting to Manchester 3/4 days per week.
Currently takes me 1.5 hrs from Holywell (car plus tram) or 1 hour motorbike. Would be another 40 mins on top I guess. Train is looking like a better option as I can work or sleep. Season ticket is £4862.
Anyone else do similar?

My Mrs travels to Manchester once a fortnight for work reasons, and always uses the train.
It's approximately 20 minutes longer than she can drive it, but....
Very reliable time wise, no parking or queuing issues.
As you rightly say, she can also get a coffee and prep for meetings that way.
Let the train take the strain. Am I showing my age there?

Can anyone tell me what the local social life is like in Conwy and/or Llandudno, especially off season? I like the new great orme brewery gigs and similar music/arts/events stuff. I am 36, single and dont have kids so still like to get out and about meeting people, so is it dead in winter or? I love the area and would like to move but dont want to feel too isolated for half the year if its highly seasonal.

So no; it's not seasonal at all, and there's plenty to do, plus you'll soon make new friends from all the groups you attend.

I think you have to draw a distinction between the age groups.
There is a relatively vibrant social scene for over 50's, couple etc... in terms of going out for meals, churchy stuff, darts, etc.
But for singles and younger folk Llandudno and the local area is lacking in a vibrant social scene outside the summer months.
I've also just heard that the open mic night is coming to an end imminently, not enough interested apparently. That was news to me, it always looked busy to me.
However, having said all that, I am over 50 , and I do enjoy life in this area very much.... but when my daughter and her chap come visiting, they are a tad bored.

I started playing Bridge at 16, played competitively from around 24, and still play whenever I can with the boys and their better halves. It's not an age thing; it is an intellect thing, because - like chess - it requires intelligence and memory, coupled with a sound tactical awareness and an ability to keep score, plus the bonus is that it's intensely social. Church - well, you might have a point there. But in the long run, social means exactly that: making friends and meeting other people. The organisations I identified are merely vehicles to reach the goal.

Really I am just looking for things/people that have similar interest in being social and community orientated so that I can make some friends there :) and a little nervous about moving areas as that's always challenging but hopefully worth it in the long run!

yeh theres a few events including Extravaganza I've got my eye, as I have an events management background too. Will be job hunting after I finish my masters later this year, not sure what yet but keeping an eye on local job sites etc.

As you said the Great Orme brewery gigs are fantastic, on that note try the Slateman festival in May and Gorjys Secrets festival in July organised by the same people. What shows have you been to at Great Orme Brewery? There's a good chance the same artists will be at the festivals.
Also try Wild Horse Brewery who are starting a new open mic night this month.
Conwy Folk club have a weekly open mic night which is of a really good calibre and very well attended - and also have guest artists every month or so. Most of the guest artists are big in the national folk scene such as the Changing Rooms, Greg Russel, Ange Hardy who all played last year.
Venue Cymru have a few gigs in the arena every year but there should be a lot more - also check out the next level events and Phabstock which is in August on the promenade.
Fountains I believe also have an indie rock night about once a month and you can regularly see local bands in Cooneys and Club 147. Bodafan farm and Penrhyn Old hall are also known to run ad hoc gigs as does the Labour Club in Junction. Junction also hosts the annual busking festival which is really good and doesn't get enough press. Oh the Kings Head on the Orme also does an Annual music festival outside called Headstock which is always packed.

I've been quite a few times - very friendly and accessible, don't worry if you don't know how to play any of the games there is always people willing to teach.

That was Conwy food festival which is another event worth noting - don't let the name mislead you there is no need to be interested in food ZXZ - there is also the river festival in the summer.

OK, no we're safely moved into The Oval, its time to move my parents over from Blackpool. Trouble is there doesnt seem to be much for sale. They're looking for 2 bed flats/houses in the town. I've been searching Rightmove but no joy.
