Premier Inn has given updates on when it hopes to open.............

In Llandudno the hotel is being built on the site of the former Tudno Castle which was demolished due to its poor condition to make way for the new 90 room development.

The current opening date on the Premier Inn website is July 1 but there is a hope it will open its doors before then.    ref DP

How wage subsidy could pay workers in one North Wales town this winter
The new ‘Retain to Innovate’ scheme is for tourism and hospitality staff and businesses in Llandudno

A winter wage subsidy for tourism and hospitality workers in Llandudno has launched.

The new ‘Retain to Innovate’ scheme is designed to help with the retention of seasonal employees or the early recruitment of staff to prepare for summer 2022.

It would see the incomes of staff in hotels and restaurants supported during the off season to keep people employed all year-round.

Both the businesses and the subsidised employees will be required to undertake a short innovation project to support and benefit the businesses’ future activities.

Firms also need to be:

■ In the tourism or hospitality sectors.
■ Based in Llandudno.
■ Employ 3 x Full time employees or more.
■ Have a turnover of more than £85,000 per annum.
■ Scheme will cover the full cost of the supported employee’s salary that will be undertaking the innovation project.
■ Wages would be paid for a maximum of three months.
■ The applicant (Business) is expected to make every effort where possible to continue to retain the employee outside of the funded period for the wage subsidy.

A hotel in Llandudno secured planning permission to convert into apartments despite being in the town's tourism zone.

The owners of Rosedene Hotel, on Arvon Avenue, had wanted to change from a guest house to four flats - employing chartered town planners Owen Devenport after initially running into difficulty with the plan.

The property is situated in the resort's Holiday Accommodation Zone - an area aimed at protecting the tourism sector by making it harder to take properties out of holiday use.

The owners argued that trading figures showed that in the last five years their profit levels equated to an hourly rate for them of just over half of the living wage.

Their agents also showed that attempts since 2017 to market the property as a guest house - priced at £395,000 - had not been successful.

THE buyer of a hotel on Llandudno’s seafront has been announced.

Everbright Hotels has confirmed it has purchased the Queens Hotel, along with the Queens Lodge, on the resort’s promenade.

It was due to go to auction with property consultancy firm Allsop on February 3, with a guide price of £200,000 to £250,000.

But Allsop said that the hotel was “sold prior” to auctioning.

Last year, Everbright Hotels bought the Belmont and Llandudno Bay, with the Belmont having now reopened.

“Our first priority will be to provide leaseholders who wish to relinquish their leases an early opportunity to realise some value.

"We shall also be carefully reviewing structural reports before working up full a full planning application outlining our proposals to invest in these buildings which will result in them becoming leading, iconic venues for Llandudno and North Wales with an expected opening date of early 2025."

The Queens Hotel closed in May 2020 after initially shutting temporarily in March of that year.

The 83-bedroom hotel had been welcoming guests for more than a century, and has a large dining area with about 160 covers, and function facilities consisting of two large ballrooms.

A hotel that has been shut for over two years has been sold, a report by administrators has confirmed. Caer Rhun Hall hotel in the Conwy Valley closed in January 2020.

Gavin Woodhouse’s company Northern Powerhouse Developments(NPD) had bought the property in 2015 for £1m and were undertaking a redevelopment of the site. But issues were raised over the finances of the NPD chain and the high court appointed Philip Francis Duffy and Sarah Helen Bell, of Duff & Phelps Ltd, as administrators of the hotel in August 2019.

It closed five months later and has been up for sale for £1.95m with commercial agent Sanderson Weatherall. As with NPD's other hotels across in Llandudno there were issues with leases attached to the property from the investment model created by the company.

Agents were instructed to market with the leaseholds still attached and a reduced offer was accepted by administrators. The hotel has now been sold for £760,000 according to an updated report for the administrator, which is now Kroll.

Following the sale a distribution of £650,000 was made to the North Wales Asset Finance (NWAF) which had a fixed charge security over the property. There were no funds left to be distributed to the unsecured creditors who were owed around £3.6m.

Tŷn-y-Coed in Betws-y-Coed has a long history but is now starting a new chapter

A hotel and bar in the heart of Snowdonia has been given a new lease of life after being taken over by Zip World. Tŷn-y-Coed, meaning House in the Forest, is now under new ownership, bringing about a new era for the facility.

The inn, based in Betws-y-Coed, is now owned by Zip World, known for their range of attractions across North Wales. It will be the first hotel and pub under their ownership. Under the brand 'Zip World Hospitality' the pub will largely remain the same, though there will be some branding changes to show it is now part of the Zip World family.

A prominent seafront hotel in Llandudno has reopened after more than two years following a major investment by the new owners. The resort’s Llandudno Bay, Belmont and Queens hotels and Caer Rhun Hall in the Conwy Valley went into administration in 2019 and closed in March 2020.

Last year Everbright Hotels revealed they had bought the Belmont and Llandudno Bay out of administration - and Belmont reopened last autumn.. Now following a significant investment in both the heating and plumbing infrastructure of the hotel and a revamp of rooms Llandudno Bay has reopened.

It has created 39 new jobs in the resort. Everbright also employs more than 20 workers at Belmont and recently bought the Queens Hotel, with big plans for the site.

Gothic-style villa and former Conwy hotel is back on the market
Bryn Corach first went up for sale last spring but site was later removed from the market

The site was later removed from the market. But now it has come back up for sale with Dafydd Hardy - still priced at the £1.25m.

Bryn Corach was once home to Thomas Arthur Leonard, a pioneer of outdoor activity holidays. The house's guests have included playwright George Bernard Shaw and many early members of the Labour Party, including Ramsay MacDonald.

A hotel on Llandudno's famous seafront is up for sale. The 24-room Trevone is on the market with Christie and Co.

The hotel has a guide price of £995,000 and annual turnover of around £140,000. This comes as the resort bounces back positively from the pandemic - highlighted this month with the reopening of Llandudno Bay Hotel after two years.

The agent described it as ideal for a "lifestyle buyer". There is also potential to expand the operation with an increased bar and food operation.

Premier Inn says there will be a small delay to opening its hotel in the centre of Llandudno to get everything "absolutely right" - with a search on now for hotel and restaurant staff. The chain is opening two sites in North Wales this spring and summer - creating around 60 jobs.

The 90 bedroom Llandudno property was due to open first this month on the site of the former Tudno Castle Hotel. This was set to be followed by the 80-bedroom Porthmadog hotel at the former tax office site at the start of June.

But bosses say Llandudno has been put back to the end of June/start of July. They said they want it to be "absolutely right for our guests when we open the doors". They are currently recruiting for a variety of jobs at the new hotel (ground floor team member, housekeeping, kitchen, team leader etc.) with all of the new job opportunities listed at whitbreadcareers.com.

A hotel could be permanently transformed into bedsits. An application has been submitted to Conwy County Council seeking to convert the Mayfair at 11 Deganwy Avenue in Llandudno.

Applicant Manhattan Rentals has submitted the application for a change of use from hotel to houses of multiple occupation (HMO). Typically, HMOs house tenants who share a bathroom and toilet and are often contentious topics in planning debates.

Both Colwyn Bay and Rhyl town centres have a high number of large properties being converted to bedsit and HMO-type accommodation. The hotel is currently being used as an HMO by Conwy County Council, which is leasing the building.

The council had granted temporary permission for the building to be used for houses of multiple occupation. The council is currently facing a homelessness crisis.

Earlier this year figures revealed Conwy had the fourth-highest number of people living in temporary accommodation in Wales. But the temporary planning permission that allows the hotel to operate as an HMO expires on 5 July 2022. The building has already been granted an HMO licence for five years.

Llandudno councillor Louise Emery said: “We must find and build suitable emergency housing accommodation in the county, but this must not be in Llandudno’s Holiday Accommodation Zone. We must protect the economy of our town, and that relies on a range of holiday accommodation for the thousands of visitors that bring money into the town supporting businesses and jobs.”

Gwynedd hotel lays bare the costs nightmare 'killing small businesses'
Dwyfor Meirionnydd MS Mabon ap Gwynfor is highlighting the plight of the business and wants Chancellor Rishi Sunak to do more to help

Energy. It currently pays 17p per unit of electricity - with a monthly bill of around £4,700. This is set to almost quadruple in the autumn to 57p per unit.
National Insurance: Employers paid 13.8% but this has risen to 15.05% from April 2022 - an increase of nearly 10% in the amount of NI paid.
VAT: UK Government returned the VAT rate charged in the hospitality sector to 20% in April - an increase from 12%.
Fuel costs: The hospitality and tourism sectors are now banned from using heavily rebated red diesel so will face a hike in costs.

Staff and suppliers: Food and drink costs are being hiked while staff costs are also going up - with inflation running at over 7%.

Cooking oil: This is highlighted in the price of cooking oil which has gone from £19.99 a drum to £48 in a matter of weeks

Hospitality venues are being forced to turn people away due to a recruitment crisis that is costing businesses and the UK economy billions of pounds. There are currently a record 1,295,000 job vacancies in the UK and while that is good for people seeking work or alternative jobs it is a nightmare for companies looking to recruit.

Hospitality is one of the sectors desperate for more staff, especially as businesses gear up for the busy summer season. One operator spoke about talking to other business owners about "how disheartening it is to be turning away customers".

UKHospitality estimates that shortages are suppressing economic activity in hospitality alone by ?22bn - with the pandemic hangover and Brexit adding to an existing problem of finding skilled - and even unskilled - staff. This has led to businesses reducing menus as well as service and opening hours, and in some cases closing on certain days.
