Lock-up, workshop or garage

Hi everyone. Looking at starting a new small business, and wanted to get a suitable place to run from while I test the business. If it works, be happy to take a longer lease, but don't want to commit too early. So anyone know of a lock-up, workshop or garage in the Conwy area. Preferably somewhere near A55.

Needs to be clean and have power, anything garage sized considered.

I've thought about dropping leaflets in the various areas, but guess people wont want to rent out their garage to a stranger. So probably just a silly idea?
Best would be to use some empty space of an existing business, but short of going around to each one, wouldn't know how to contact them.
